It sits near the Outer Loop and Preston area, which tells us a lot right away. This part of North DFW is growing fast, and communities with strong builder lineups tend to get attention early and keep it.

The builder mix here is strong. Ramble includes Coventry, Drees, Perry, Highland, and American Legend. That matters because when a big community attracts respected builders across multiple product lines, it usually means better long term appeal, more buyer interest, and more variety in what can be built.

For anyone researching new construction homes in Celina TX, that combination is worth noting. Ramble is large enough to matter, new enough to still have opportunity, and positioned in a part of Celina that should continue to grow.

The Highland model we are touring is part of the 74 series, which means larger lots and room for larger homes. Before we even step inside, the exterior already makes a statement. The front porch is substantial, the facade is clean and upscale, and the double front doors immediately make the home feel more custom.

And yes, double doors are not just pretty. They are practical. Move in day is easier. Furniture delivery is easier. The entry moment is better. We are always happy to see them.

Once inside, the foyer sets the tone with checkerboard tile and a long view through the house. It is dramatic without feeling gimmicky. It also shows one of the themes of this home right away. Highland wanted this model to feel elevated.

Another design note that jumps out almost immediately is the return of wallpaper. If you have been wondering what is trending, there is your answer. Wallpaper is back in a big way, and this model leans into it in powder bath, pantry, and laundry spaces.

The Entry, Secondary Suite, and Downstairs Media Room

Off the front of the home, we get a secondary bedroom with its own bath. That setup works well for guests, older kids, live-in family, or anybody who wants privacy on the main floor.

The secondary bath also highlights one of the easiest upgrade recommendations we make over and over again. If you are choosing tile in a shower, spend the extra money and run it all the way to the ceiling. It changes the look completely and usually does not cost nearly as much as people think.

This bath also uses a shower instead of a tub, which we generally prefer in a secondary suite like this. It feels cleaner, more modern, and more useful for most households.

Nearby, there is under stair storage and a dedicated downstairs media room. That room is dark, moody, and well sized. It gives the plan a second entertainment zone without taking over the main living space.

The Staircase and Main Living Space

A lot of people have wanted more Highland plans with curved staircases, and this home absolutely delivers. The staircase is one of the most memorable elements in the house. It adds movement, softness, and just enough luxury to make the entry feel special.

From there, the house opens into the main event, a two-story living area connected directly to the dining space and kitchen. This is one continuous line of living, dining, and cooking.

Now, this is where we have to be honest. This type of contiguous layout looks fantastic. It feels open, bright, and very current. But whether it is ideal for daily life depends on how we live.

Some families are going to love that everybody can gather in one connected zone. Others may feel like it gets chaotic fast because there is no separate formal dining area buffering the kitchen from everything else.

So the question is not whether it looks good. It does. The real question is whether we want one giant shared space as the center of the home. For a lot of buyers looking at new construction homes in Celina TX, that answer is yes. We just like to think through the practicality too.

The Primary Suite Gets a Lot Right

The primary bedroom is tucked toward the back of the home and includes a window bump out that works nicely as a sitting area. It is the kind of space that can become a reading corner, a quiet morning spot, or just a little breathing room inside the suite.

One of the reasons Highland tends to do well with primary suites is that the layouts are intentional. There is enough room for a king bed, two nightstands, and a dresser without things feeling squeezed. That sounds simple, but not every builder gets it right.

The bath continues that same practical but upscale approach. There is a large vanity on both sides, a tub in the middle, a spacious shower, and a closet setup that can include built-ins like shoe storage and a dresser depending on selections.

The finishes in the model are definitely turned up. That is normal. Model homes are designed to push the design envelope. Most buyers will tone things down in actual selections, but the underlying layout here is still very strong even with a more restrained finish package.

The kitchen is where this home starts to show inspiration from Highland’s higher end product lines. There is a long island, a stronger appliance package, tall cabinetry, and a very polished look overall.

One detail that stands out is the slab backsplash carried up the wall behind the range. It creates a seamless look with no visual breaks, and it is gorgeous. It is also not a cheap upgrade. If we want that look, we need to budget for it.

The island also uses contrasting cabinetry and a waterfall style end treatment, which is another popular design choice right now. Again, very pretty. Also very upgrade heavy.

Then there is the side flex space off the kitchen. In the model it is staged as a study or homework area, but it could potentially work as something closer to a prep kitchen depending on what the builder allows. That flexibility is a big deal because it gives the plan room to adapt to how we actually use the home.

For anyone comparing new construction homes in Celina TX, this is the kind of thing worth paying attention to. Square footage is one thing. Useful square footage is another.

We do not usually spend this much time talking about pantries, but this one earned it. Highland went all in with a color-drenched pantry in a deep maroon tone, carrying the color across walls, trim, and door surfaces. It is bold, memorable, and definitely not standard.

Whether we would duplicate that exact look is a separate question. The point is that the design direction in this model is much more adventurous than typical production home staging.

The mudroom bench area is functional, and the laundry room is oversized with built-ins and wallpaper that feels more like a design feature than an afterthought.

If there is one trend this house keeps reinforcing, it is this: utility spaces do not have to be boring anymore.

Upstairs Layout, Game Room, and Secondary Bedrooms

Upstairs, the home keeps a game room space open to the stair hall, which helps the second floor feel less boxed in. There is also a small sitting or homework area that could become a catch all zone for whatever life throws at us.

The upstairs bedrooms are all solidly sized, and each one gets access to its own bath setup. That is a huge plus for larger households.

One of the baths uses a checkerboard floor tile pattern that is definitely having a moment. It is fun, a little loud, and very model home in the best sense.

The overall bedroom count here can be expanded depending on options, which gives the Shelley more flexibility than a standard four bedroom layout might suggest.

The model we walked, the Shelley plan, comes in at about 4,029 square feet with:

  • 2 stories
  • 3 car garage

The base price shown for this plan in Ramble is $819,990.

Now, base price is just that, base. Once we start adding options like extended fireplace treatments, sliding glass doors, an extended covered patio, extra upstairs bath configurations, or specialty spaces like a pocket office or multigenerational suite, the price moves.

Still, this is the important part. A comparable Highland home with this feel in Frisco or Prosper would likely start much closer to a million dollars. That is why this community is drawing attention from buyers who want a premium look without immediately jumping into a much higher price bracket.

Best One-Story Homes in Ramble, Celina TX

This is where things get really interesting. Highland is not just bringing one flashy two-story model to Ramble. They are rolling out a whole lineup of new plans, including several large one-story homes.

And if we are being honest, there is something incredibly appealing about getting everything on one floor without giving up space.

The Auden

The entry level one-story in the 74 foot section is the Auden at about 3,023 square feet. It starts at $749,990 with 4 bedrooms, 3 baths, and a 3 car garage.

The Carroll

Another new one-story is the Carroll, around 3,341 square feet with study space and an entertainment room. Base pricing shown is $769,990.

The Keats

The plan that stands out the most is the Keats. It is roughly 3,697 square feet, all on one floor, with 4 bedrooms, 3 full baths, 1 half bath, and a 3 car garage. Base price shown is $789,990.
