New Construction Homes in Avondale, Fate TX
If there is wood on the ground, roads going in, and builders moving dirt, we are probably going to be there. Avondale is one of the newest places to keep on the radar for anyone considering new construction homes in Avondale, Fate TX.
This community is still in the early stages, which is exactly why it is interesting. At the time of this look, the model homes were not yet open, but homes were already under construction and builders were selling from an on-site trailer. That gives buyers an opportunity to understand the layout, compare lots, and get in before the neighborhood is fully built out.
Avondale sits near Highway 66 and Ben Payne Road in Fate, east of Rockwall. It is planned as a new neighborhood with homes, an amenity center, multifamily development, and future commercial space. It is not trying to be a giant master-planned city with thousands of rooftops. Instead, it is a smaller community with a mix of well-known builders and a location that gives us access to Rockwall, Royse City, Interstate 30, and the rest of DFW.

For buyers searching for new construction homes in Avondale, Fate TX, the biggest appeal is being early. There are still plenty of unknowns in a brand-new community, including final model-home openings, future retail details, and builder incentives. But there is also a chance to buy before the neighborhood has a full population and before every available lot has been picked over.
We do need to be realistic, though. These are primarily 40-foot and 45-foot lot products. That means this is not the place to come looking for a huge backyard. It is a community for buyers who prioritize a newer home, manageable maintenance, Rockwall ISD access, and a Fate location over having a giant homesite.
Builders in Avondale Fate TX
One of the better things about Avondale is the builder lineup. Four builders are planned for the community:
- Coventry Homes
- Taylor Morrison
- Chesmar Homes
- Perry Homes
That is a strong mix for a community at this price point. Perry is one of the builders we consistently like from a quality and design standpoint. Coventry is a solid builder with a wide range of plans. Chesmar brings another strong option into the mix, and Taylor Morrison is also a reliable name for buyers wanting established new-home construction.
The four-builder setup matters because it gives buyers more than one path. Instead of being locked into a single design style, one floor-plan library, and one sales process, buyers can compare elevations, layouts, features, lot placement, construction timelines, and incentives.
For new construction homes in Avondale, Fate TX, the builder selection will matter even more once all of the model homes are open. In the early stages, it is easy to focus only on a starting price. We always want to look deeper than that. A base price is only the beginning. Lot premiums, structural options, design selections, closing costs, and lender incentives can all change the final number substantially.
At the time of this review, Coventry and Perry had pricing and home information available. Chesmar and Taylor Morrison were expected to follow with additional details as the community continued to develop.
Avondale Aerial View
The aerial view tells the story better than almost anything else. Avondale was actively under construction, with streets in place, homes framed, foundations going in, and open land that will eventually become the rest of the neighborhood.
There is something useful about evaluating a community before it is fully polished. We can see the street pattern, identify where construction is concentrated, get a feel for surrounding roads, and understand which areas may have rear-entry garages versus front-entry garages.
The lot sizes are an important part of the conversation. Avondale is planned around 40-foot and 45-foot lots. Builders across DFW are increasingly using these smaller lot widths because land has become more expensive, especially in growing areas around Rockwall.
With smaller lots, rear-entry garage plans become more common. That setup can create a cleaner streetscape in some sections and can reduce the amount of lawn maintenance. If having very little yard work sounds like a win, great. If a large backyard is a must-have, this may feel like a tradeoff.
That is really the honest way to evaluate new construction homes in Avondale, Fate TX. Smaller lots are neither automatically good nor automatically bad. They are simply a different lifestyle choice.
- Potential upside: Less yard maintenance, newer home designs, and a more attainable entry point than larger-lot communities nearby.
- Potential downside: Less outdoor space and closer proximity to neighboring homes.
- Best fit: Buyers who value a new home and location more than a large private backyard.
Avondale also has planned access toward Interstate 30. That is an important piece because Highway 66 is already a busy two-lane road in this area. More rooftops, apartments, and retail will bring more traffic. The planned additional road connection toward I-30 is a positive, but traffic should absolutely be part of the decision-making process.
Avondale Fate TX Location
Fate sits east of Lake Ray Hubbard, between Rockwall and Royse City. From Dallas, we cross Lake Ray Hubbard and head east into one of the faster-growing parts of the Metroplex.
For buyers considering new construction homes in Avondale, Fate TX, location is a major part of the value proposition. Avondale is positioned off Highway 66, with access toward Interstate 30 and connections through Rockwall. Highway 66 can also take us across the area toward the President George Bush Turnpike.
Fate does not operate its own independent school district. The city is served by both Royse City ISD and Rockwall ISD, depending on the neighborhood. Avondale is in Rockwall ISD, which is a meaningful draw for many buyers.
Nearby everyday conveniences include Fresh by Brookshire’s, which opened in the area with a grocery selection, deli, wine, beer, and even a bar inside the store. Additional retail and restaurant development around that corridor includes options such as Starbucks, McDonald’s, Taco Bell, Whataburger, and a diner.
Downtown Fate also has local stops including Spec’s, Forney’s Bakery, and Pablo’s Mexican Cantina. Rockwall adds even more shopping and dining, including Costco, Target, and a broad range of restaurants.
Lake Ray Hubbard is another regional advantage. It gives nearby residents access to boating, jet skiing, lakeside recreation, and The Harbor in Rockwall. If getting to Love Field is part of the routine, the drive was estimated at roughly 35 to 40 minutes, depending on traffic. DFW International Airport is farther because of the cross-Metroplex drive.
Future development was also part of the excitement around this area. IKEA was expected along I-30 outside Fate, and H-E-B had acquired land for a future store in the corridor. Those are future-oriented items, not reasons to ignore what exists today, but they do show why this portion of DFW is getting so much attention.
Avondale Neighborhood Data
The planning document submitted to the City of Fate showed a neighborhood plan of approximately 387 homes, plus a multifamily component. That is more specific than the initial estimate of roughly 300 homes and gives us a better idea of what Avondale may ultimately become.
The submitted plan included:
- 205 homesites on 45-foot lots
- 182 homesites on 40-foot lots
- A planned amenity center near the middle of the neighborhood
- A multifamily tract of roughly 13.4 acres
- Drainage and retention areas
- Future commercial development near the edge of the project
- A planned road connection toward the highway
The plan showed the 40-foot lots concentrated more toward the interior of the neighborhood, with 45-foot lots placed around more of the exterior. As always, development plans can change, so we would verify lot placement, nearby uses, and any future road or commercial plans before making a final decision on a specific homesite.
For families looking at new construction homes in Avondale, Fate TX, school access is a major consideration. The assigned elementary school discussed for the neighborhood was Billie Stevenson Elementary, located in the Woodcreek area. The middle school and high school are also relatively close by.
Rockwall ISD has been growing quickly and was building freshman centers to help accommodate that growth. The freshman campus associated with this side of the district was expected to open in fall 2024. That type of infrastructure investment matters in a growing area, especially for buyers with school-age children or younger kids who will eventually enter the district.

There is no elementary school directly inside Avondale itself. For some buyers, that is completely fine. For others, having an on-site school is a major priority. It is just one more item to weigh honestly before choosing between Avondale and another Fate or Rockwall-area community.
Avondale Fate TX Home Prices
Pricing is where we need to keep it real. New construction homes in Avondale, Fate TX were not positioned as bargain-basement homes simply because they are in Fate. Rockwall ISD, rising land costs, builder quality, and the location near Rockwall all influence the numbers.
At the time of this review, Coventry advertised homes starting in the $370,000s. Coventry’s available plan range included options beginning around 1,649 square feet, with base prices moving from the upper $370,000s through the $450,000s depending on plan and features.
However, the lowest priced homes shown in active inventory were closer to the low $400,000s. That is a perfect example of why we cannot just shop from the headline price. A home advertised from the $370,000s can easily move past $400,000 after design choices, structural changes, lot premiums, and other selections.
Perry Homes showed 40-foot lot plans starting in the $380,000s and 45-foot lot plans starting in the $450,000s. Its 45-foot series included around 15 floor plans, with prices ranging from approximately $452,000 into the $529,000 range for larger plans.
One Perry quick move-in example was priced around $477,000 before incentives and closing-cost considerations. It included a front-entry garage, office, bedrooms positioned around the plan, a primary suite toward the rear, and a large covered patio.
Here are the financial details that were listed for Avondale at the time:
- Estimated tax rate: about $1.80 per $100 of appraised value
- HOA dues: about $850 per year
- Rockwall ISD attendance zone
- Initial completion timelines discussed around April and May for some homes
The pricing conversation gets especially interesting when we compare Avondale to nearby Montara. Montara offers 50-foot and 70-foot lots, with homes discussed in the mid-$500,000s through the $700,000s. So yes, Avondale has smaller lots, but it also provides a lower starting point than moving into a larger-homesite community nearby.
For new construction homes in Avondale, Fate TX, we should not focus only on price per square foot or only on lot width. We need to compare the entire purchase:
- Base price and available incentive structure
- Lot location, backyard depth, and garage orientation
- Structural upgrades versus cosmetic selections
- Estimated property taxes and HOA dues
- School assignment and commute needs
- Future roads, apartments, commercial space, and nearby construction
- How the finished price compares with competing communities
That is how we avoid getting excited about a starting price that does not line up with the actual budget after selections. There is nothing wrong with buying in the low $400,000s or upper $400,000s if that works for the plan, lot, and location we want. We just want to go in with eyes wide open.
