Highland Homes' Most Affordable New Construction in Creekside, Royse City TX

When we talk about new construction homes in Creekside, Royse City TX, the big conversation is affordability. Everybody wants a home that fits the budget, but nobody wants to feel like they had to settle for a builder, floor plan, or level of quality they do not actually love.

That is what makes these Highland Homes prototype plans interesting. Highland is taking many of the things people like about its higher-end product, including functional layouts, taller ceilings, natural light, usable room counts, and its warranty, then trying to bring that package into a more accessible price range.

These are not standard homes you can find all over DFW right now. The homes featured here are early prototype plans in Creekside, a master-planned community in Royse City. That means the builder is actively evaluating these designs as they are rolled out, with engineers, architects, and company leadership walking through the homes and refining the product.

For buyers looking at new construction homes in Creekside, Royse City TX, that creates a pretty unique opportunity. There is one of each prototype in this neighborhood, so these homes are not just affordable attempts at a new price point. They are also early examples of a new Highland product line.

New Construction Homes in Creekside

The affordable new-build space can get weird fast. Once we start shopping lower price points, it is easy to find communities where the price is attractive but the construction quality, materials, warranty, design, or functionality leaves a lot to be desired.

The pitch with these new construction homes in Creekside, Royse City TX is not that every single feature is identical to Highland's more expensive series. It is not. The builder has pulled back in some areas, particularly certain elevations and feature sets, in order to make the numbers work.

But the goal is to retain the parts that matter most in day-to-day living:

  • Functional floor plans with strong bedroom and bathroom counts
  • Open kitchen and living spaces
  • High and vaulted ceilings in select plans
  • Large windows and plenty of natural light
  • Primary suites placed intentionally for privacy or family preference
  • Highland Homes quality standards and warranty coverage
  • Potential builder incentives, closing-cost assistance, or price adjustments depending on availability

That is the real conversation here. We are not trying to find the cheapest possible house. We are trying to find a house that feels like a good decision after move-in day, too.

Pricing, incentives, available lots, and finish selections can change quickly, especially on prototypes. Any numbers discussed here reflect the homes and pricing available at the time they were toured, so buyers should always confirm current details directly with the builder and their real estate representation.

4-Bedroom Home in Creekside

The first home is a four-bedroom, two-and-a-half-bath plan at roughly 2,100 square feet. It sits on a corner lot and was priced just north of $400,000 at the time of the tour.

From the exterior, it has a modular, modern look. It is a little different from the traditional Highland elevation many of us recognize immediately, but that is part of what this prototype series is testing. Inside, the better story is the feeling of the home. The tall ceiling gives the entry and main living areas more volume than we typically expect at this price point.

The layout also includes practical features that matter. There is a double vanity in the bathroom, a good-size closet, and the kind of bedroom count that works for a growing household, guests, a home office, or a mix of all three.

For buyers comparing new construction homes in Creekside, Royse City TX with other entry-level options around DFW, this is exactly why the series gets attention. A four-bedroom home with a corner lot and a high-ceiling feel in this range is worth a serious look.

Single-Story Home in Creekside

The next plan is the kind of product that makes a lot of sense for first-time buyers. It is a single-story home around 1,500 square feet, with three bedrooms, and it was priced around $350,000 before any discussion of incentives.

At that number, we are usually bracing ourselves for something that feels stripped down. This one did not. The big vaulted ceiling and fireplace give the living room a much better sense of space, and the kitchen was designed as a real focal point rather than an afterthought.

Unfinished living room with a high vaulted ceiling and fireplace opening

There is one design item we would look at carefully. The prototype shown had a tub-only primary bathroom. That is not our favorite choice for a primary suite, especially for many buyers relocating to North Texas who expect a shower. Thankfully, this plan has an option to upgrade to a standalone shower, and that would be the direction we would take.

That is one of the benefits of seeing prototype homes before a wider rollout. We can see what works, what feels odd, and what needs to be asked before making a decision. These new construction homes in Creekside, Royse City TX are not trying to be perfect on every single detail. They are trying to solve the larger affordability problem without sacrificing the important stuff.

Rembrandt Plan Under $400K

The Rembrandt plan may be the strongest all-around value in the group. It is a two-story home with four bedrooms, three bathrooms, and about 2,000 square feet. At the time it was toured, pricing was roughly in the $385,000 to $387,000 range.

This is one of those elusive combinations people ask for constantly: four bedrooms, three full baths, about 2,000 square feet, and a price below $400,000. That is why this plan was the favorite of the bunch.

The entry opens into a bright living space with tall ceilings and a lot of windows. The staircase is tucked off to the side and enclosed, which keeps it from becoming the first thing we see when entering the home. It is a small design move, but it gives the front of the house a cleaner and more open feel.

Most of the bedrooms are downstairs. Two secondary bedrooms and the primary suite are located on the main level, while one bedroom, a bathroom, and a loft sit upstairs. That arrangement is practical for buyers who want most daily living on the first floor but still need a separate upstairs space for a child, guest, office, or flex room.

For households that need room without stepping into a much larger price bracket, the Rembrandt gives new construction homes in Creekside, Royse City TX a very compelling layout option.

The Largest Five Bedroom Plan: More Space Under 450k

The largest prototype shown is a five-bedroom, three-bath home at roughly 2,300 square feet, priced below $450,000 at the time of the tour. It is on a corner lot and includes a bedroom and full bathroom downstairs near the garage.

The main floor opens into a large kitchen and living area, with the primary suite placed toward the rear of the home. There is also a covered patio, open railing upstairs, and a primary bath with a shower instead of a tub-only configuration. Good. We like that.

Five bedrooms can mean a lot of things depending on the household:

  • A dedicated office that does not take over a dining room
  • Guest space for family coming into town
  • Room for multiple children without forcing everyone into a tight layout
  • A workout room, hobby room, or second living space
  • A downstairs bedroom for a guest who prefers not to deal with stairs

That is the key advantage of these new construction homes in Creekside, Royse City TX. The square footage is not just there to make a marketing number look bigger. The plans are built around usable space.

Now, honesty hour. The exterior elevation on this particular plan is not our personal favorite. It leans more modern, with two prominent peaks that give it a bit of a Batman vibe. Somebody is going to love it. That is perfectly fine. Exterior style is personal, and Highland also has more farmhouse-inspired elevations in this series elsewhere.

Solari Plan Under $400K

The final plan is the Solari, a five-bedroom, three-bath home around 2,275 square feet. It was priced under $400,000 on a corner lot before incentives, closing-cost assistance, price reductions, or other builder programs were considered.

Yes, five bedrooms, nearly 2,300 square feet, and under $400,000 is a number that gets our attention. But the layout is the more interesting part.

This plan has one bedroom downstairs and four bedrooms upstairs, including the primary bedroom. Primary bedrooms upstairs are not common in North Texas new construction. We hear the request often from relocation buyers, but many local builders put the primary suite downstairs as the default. If an upstairs primary is a must-have, this is a plan worth putting on the list.

The upstairs also includes a loft area and the laundry room. With most bedrooms upstairs, having laundry on the same level is just plain practical. No hauling baskets up and down stairs all day.

Tall two story living room with multiple windows and an upstairs loft railing

Another detail worth calling out is the garage. On smaller 30- and 40-foot lots, garage depth can be a real concern, especially for anybody with a full-size pickup. This garage appeared large enough to accommodate one, which is not something we can assume in this price category.

Among new construction homes in Creekside, Royse City TX, the Solari may be the best fit for a buyer who needs maximum bedroom count, prefers an upstairs primary suite, and wants to stay below the $400,000 mark if current pricing and incentives allow.

Buying a Prototype Home in Creekside

Prototype homes have some real advantages. They are unique, they can be aggressively priced, and the builder is paying very close attention to how the plan performs in the real world. But they also deserve a little extra due diligence.

When considering new construction homes in Creekside, Royse City TX, we would ask these questions before signing anything:

  1. What is included in the quoted price? Confirm lot premiums, design selections, appliances, flooring, landscaping, and any upgrades.
  2. Which items are prototype-specific? Find out whether a feature shown in the home will remain part of the plan or is being adjusted for later builds.
  3. What incentives are currently available? Builder incentives can affect closing costs, interest-rate buydowns, or the final purchase price.
  4. What is the expected completion date? These homes were expected to close around the end of the school year, but construction timelines always need confirmation.
  5. Can the primary bath be configured with a shower? This matters particularly on plans where the initial version shows a tub-only primary bath.
  6. How does the home fit our actual lifestyle? Bedroom count is great, but placement, storage, garage dimensions, laundry location, and stair layout matter just as much.

We should also separate personal preference from actual concerns. Maybe we love the exterior elevation. Maybe we think it looks like Bruce Wayne is about to walk out of the front door. Either way, that is a style opinion. The more important conversation is whether the house gives us the quality, functionality, warranty, price point, and community fit we need.

Creekside offers a master-planned community setting, and Highland's effort here is simple: make a good-quality home more attainable at a time when prices and interest rates are doing whatever the heck they are doing.

That is why these new construction homes in Creekside, Royse City TX deserve attention. We are getting options from roughly 1,500 square feet to nearly 2,300 square feet, with three to five bedrooms and price points that were generally in the mid-$300,000s through the mid-$400,000s when these homes were introduced.
