If there is wood on the ground and builders are hard at work, we are probably going to be there. Avondale is one of the newest places to consider for new construction homes in Avondale, Fate TX , and it is early enough in the development that there are not even completed model homes open yet.

That early stage matters. We can see the streets, foundations, framing, lot layout, and the overall direction of the neighborhood before it becomes fully built out. Avondale is coming to Fate near Highway 66 and Ben Payne Road, with four recognizable builders, Rockwall ISD zoning, planned amenities, and access to the broader Rockwall and Dallas Fort Worth area.

It is not going to be the right fit for everybody. The lot sizes are compact, Highway 66 traffic deserves a real conversation, and pricing can rise quickly once we add structural and design selections. But if the goal is a newer home in a fast-growing part of eastern DFW with access to Rockwall ISD, Avondale deserves a serious look.

Avondale Fate TX New Construction Homes

Avondale is a new residential community in Fate, Texas, located off Highway 66 near Ben Payne Road. Fate sits east of Dallas , between Rockwall and Royse City , and continues to see substantial residential and retail development.

The community is planned for approximately 387 single-family homes, rather than just a handful of new streets. The plan also includes a multifamily tract and an eventual commercial component. So while Avondale itself is a fairly compact single-family neighborhood, it is part of a larger growth story happening around Fate.

For anyone shopping for new construction homes in Avondale, Fate TX, the big initial draw is simple: this is an early opportunity to get into a neighborhood before it is established. Builders can presell from their on-site construction trailer, and early buyers typically get more opportunity to evaluate available lots, inventory timing, and the community layout.

At the time this information was reviewed, initial move-ins were anticipated around April and May, with completed model homes expected to follow as construction progressed. That means buyers should always verify current availability, pricing, incentives, estimated completion dates, and model-home status directly with the builders.

Avondale Builders and Lot Sizes

Avondale has a genuinely solid builder lineup:

  • Coventry Homes
  • Taylor Morrison
  • Chesmar Homes
  • Perry Homes

That is a good mix. Perry is a builder we tend to like from both a quality and design standpoint. Coventry is a solid option. Chesmar brings another strong product into the conversation, and Taylor Morrison is also a reliable national builder choice. The important part is that buyers are not looking at a one-builder neighborhood where every home begins to feel like the same house with different brick.

The community will offer 40-foot and 45-foot homesites. According to the submitted site plan, there are 205 homesites at 45 feet wide and 182 homesites at 40 feet wide.

We understand that some folks will immediately say, “Those are small lots.” Yep, they are. It is fair to want more space, especially when we are spending into the upper $300,000s, $400,000s, or beyond. But this is the reality of land costs in growing areas near Rockwall. Larger lots usually mean paying more money, going farther out, or both.

Rear-Entry and Front-Entry Garage Options

A portion of the homes in Avondale will use rear-entry garage designs, particularly on smaller interior homesites. This layout can create a cleaner streetscape out front and can be a great fit for someone who wants a low-maintenance lifestyle.

There is a tradeoff, though. A smaller footprint often means very little yard. If mowing a giant backyard every Saturday is not your idea of a good time, that could be a win. If we want room for a major play area, a large garden, a pool, or dogs that need a lot of running space, we need to look closely at the specific lot and floor plan.

The key is not to dismiss compact lots automatically. We should compare how each builder uses the space. A smart floor plan can make a smaller homesite feel functional, while a poorly designed plan can feel tight even on a bigger lot.

Living in Fate TX: Location and Lifestyle

Fate is positioned between Rockwall and Royse City, east of Lake Ray Hubbard. It does not operate its own independent school district. Instead, areas of Fate are served by either Royse City ISD or Rockwall ISD. Avondale is planned within Rockwall ISD, and that school assignment is a major part of the value proposition for many buyers considering new construction homes in Avondale, Fate TX.

From Avondale, Highway 66 runs through Fate and toward Rockwall. Interstate 30 is nearby and provides the primary route west toward Dallas. There is also access toward the George Bush Turnpike, opening routes toward Wylie, Plano, Richardson, and McKinney .

For regular trips toward Dallas Love Field, the drive was estimated at roughly 35 to 40 minutes, depending on traffic and exact starting point. DFW International Airport requires a longer cross-Metroplex drive. That is the tradeoff with living on the eastern side of DFW: we get more distance from the core, but we also get a growing suburban environment with new homes, newer retail, and access to Rockwall.

Shopping, Dining, and Everyday Stops

Avondale is close to more than just rooftops. Fresh by Brookshire’s sits across the highway and offers an upscale grocery option with deli items, cheeses, beer, wine, and even an in-store bar. Surrounding retail development includes places such as Starbucks, McDonald’s, Taco Bell, Whataburger, and additional everyday services.

Downtown Fate also provides local options including Four Czechs Bakery and Pablo’s Mexican Cantina. For larger retail runs, Rockwall offers Costco, Target, restaurants, and other major shopping options.

Two additional projects were identified as major future area additions: IKEA and H-E-B near Interstate 30 outside Fate. These types of developments matter because retail growth often changes the convenience level of a community dramatically. We should still verify timing, because commercial construction schedules can move around.

Avondale Site Plan and Amenities

The submitted planning document gives us a better sense of how Avondale is intended to come together. The neighborhood includes a mix of 40-foot and 45-foot lots, with the smaller lots concentrated more toward the interior and larger 45-foot lots generally located around the perimeter.

The plan also shows:

  • An amenity center near the middle of the neighborhood
  • Retention and drainage areas
  • A 13.4-acre multifamily area planned for apartments
  • A future commercial area
  • A new connection intended to improve access toward Interstate 30

The amenity center is important because it provides a community focal point in a neighborhood with compact homesites. When yards are smaller, shared spaces can carry more weight in the day-to-day experience. The exact amenities should be confirmed as development progresses, but the community materials showed planned recreational elements.

Schools and Growth in Rockwall ISD

There is not an elementary school located inside Avondale. The assigned elementary school identified for the community is Billie Stevenson Elementary, located in the nearby Woodcreek area. Middle school and high school options are also relatively close.

Rockwall ISD has been growing substantially, and the district was building freshman centers to help accommodate that growth. The freshman campus associated with this part of the district was under construction near the intersection of FM 1141 and Quail Run, roughly five to seven minutes from Avondale.

School boundaries, campus assignments, and opening timelines can change, so families should verify the current assignment and transportation details before making a purchase decision. Still, the Rockwall ISD piece is one reason these homes are priced the way they are.

Avondale TX Home Prices, Taxes and HOA

Let’s talk about the part everybody wants to know: what do new construction homes in Avondale, Fate TX cost?

Pricing always changes, especially in a brand-new neighborhood, but the initial pricing data showed Coventry advertising homes from the $370,000s. Coventry’s base plans ranged from roughly $378,000 for a 1,649-square-foot plan to higher price points in the upper $400,000s depending on the plan.

Initial Coventry inventory examples were generally above the advertised starting price, with the least expensive available home referenced around $405,000. That is common in new construction. The headline “starting from” price is typically the base price before lot premiums, options, structural changes, and design selections.

Perry’s initial pricing showed 40-foot lot homes starting in the $380,000s and 45-foot lot homes starting from the $450,000s. The 45-foot series included approximately 15 floor plans, with base prices ranging from about $452,000 to $529,000.

One Perry inventory home shown under construction was listed around $477,000 before any potential incentives or closing-cost assistance. It featured a front-entry garage, office at the front, bedrooms and primary suite toward the back, and a large covered patio.

For the pricing reviewed, the estimated tax rate was $1.80 per $100 of appraised value, and the HOA was listed at $850 per year. Those numbers should be treated as a point-in-time reference. We should confirm the current tax rate, applicable special districts, HOA dues, transfer fees, and amenity fees before signing a contract.

Do Not Underestimate Design Costs

Here is where buyers can get surprised. A home that starts at $370,000 or $380,000 can become a $400,000-plus home fairly quickly after we add options. That does not mean we should avoid a build job. It just means we need to build a realistic budget from the beginning.

Before falling in love with a base price, ask for clarity on:

  • Lot premiums
  • Structural upgrades
  • Design-center allowances and upgrade pricing
  • Appliance and flooring packages
  • Builder incentives and financing requirements
  • Estimated closing costs
  • Expected completion date

We want to compare the final estimated out-the-door price, not just the number printed at the top of a floor plan brochure.

Are Avondale Fate TX Homes Right for You?

There is a lot to like about new construction homes in Avondale, Fate TX. We get four respected builders, newer home designs, Rockwall ISD zoning, a planned amenity center, nearby retail, and access to Interstate 30. Being in Fate rather than Rockwall proper may also provide an opportunity to access Rockwall ISD at a price point that could be higher on the Rockwall side.

But we also need to be transparent about the downsides. Highway 66 is currently a two-lane road in this area, and it already handles substantial traffic. With Avondale, other nearby development, apartments, and more rooftops coming, traffic pressure could increase.

A new access road connecting back toward Interstate 30 is planned, and that is a real positive. Still, anyone considering new construction homes in Avondale, Fate TX should drive the route during the times they would normally commute. Do not just drive through on a quiet weekend afternoon and call it good.

The lot sizes are also a lifestyle decision. We are trading a bigger yard for a newer neighborhood, less maintenance, builder choice, and a location close to Rockwall. Neither choice is wrong. We just need to be honest about what matters most.

Avondale is best suited for buyers who want a newly built home in a growing Fate location, are comfortable with 40-foot or 45-foot lots, value Rockwall ISD, and want to get in while the community is still taking shape. If a large yard is non-negotiable, it may make more sense to compare larger-lot communities such as Montaura, where 50-foot and 70-foot lots were being offered at higher price points.
