That is why Hillstead is already worth discussing even before model homes are fully in place.

Hillstead is planned as a roughly 540 acre community with approximately 1,000 homes. Phase one has been approved with 281 single-family lots, which gives us a useful first look at how this neighborhood is going to take shape.

The lot sizes are expected to range from 40 feet up to 70 feet. That means there should be a decent spread of home types and pricing points. Now, to be candid, we are generally not huge fans of tiny 40-foot lots as a concept. We understand why builders do them, but they are absolutely part of the affordability equation and not always the lifestyle sweet spot for everyone.

That said, Hillstead is not only 40-foot product. There should be wider lot opportunities too, which is important if you want more breathing room, a little more yard, or a larger home footprint.

Hillstead Location in Lavon TX

One of the more interesting things about Hillstead is that it has a Lavon address, but it sits near the edge of Wylie, Rockwall, and Lavon. So when we talk about new construction homes in Lavon TX, this is one of those communities where the mailing address is only part of the story.

The community is located off Highway 205 in Collin County, north of Rockwall. It sits between Lake Lavon and Lake Ray Hubbard, which is a pretty appealing setup if access to water, boating, and outdoor recreation matters to you.

From a practical standpoint, the location also gives you options:

  • Highway 78 can connect you back through Wylie
  • You can work toward Sachse and the George Bush Turnpike
  • 205 gives access into Rockwall

And Rockwall matters here. That is where you pick up a lot of daily convenience and retail access. The area is getting stronger with shopping and services, and that only helps long term desirability for new construction homes in Lavon TX that sit in this corridor.

Hillstead Builders & Home Options

This is where Hillstead really starts to separate itself.

The four builders announced for the community are:

  • American Legend
  • Perry Homes
  • Drees Custom Homes
  • Highland Homes

That is a strong group. We are not talking about a random mix where one builder carries the neighborhood and the others just fill lots. Each of these names has a reputation in DFW, and each brings a different product type and buyer profile into the mix.

American Legend

American Legend appears to be part of the 40-foot lot phase in Hillstead. At this stage, pricing had not yet been posted publicly, but the initial floor plan range looked solid.

Expected plan range included homes starting around:

  • 3 bedrooms
  • 2 bathrooms
  • About 1,805 square feet

And moving up toward:

  • 4 bedrooms
  • 3 bathrooms
  • Nearly 2,800 square feet

At the time of this early look, American Legend pricing was still not posted, but based on nearby context and the published numbers from other builders, we would expect them to land somewhere around the high 300s to low 400s. That is still a guess, not a confirmed number, but it is a reasonable range.

Perry Homes

Perry is expected to carry the 50 foot and 70 foot lots, which is a big deal. If you want one of the wider homesites in Hillstead, Perry is the name to keep an eye on.

At this stage, Perry had not posted pricing for Hillstead either. Based on the lot widths and the area, we would generally expect pricing to begin somewhere in the high 400s to mid 500s, but again, that was not confirmed yet.

The important takeaway is less about the exact number right now and more about product positioning. Perry is likely to be the go to option for buyers who want:

  • A wider lot
  • A larger footprint
  • A more move up style product

Drees Custom Homes

Drees had one of the more helpful early data sets because pricing was already showing. Their entry point started at about $449,900 for a 4 bedroom, 3 bathroom, roughly 2,100 square foot plan.

That starting point helped frame expectations for the whole community. It also gave us a clue that Hillstead is not coming in as ultra budget product. It is value conscious, yes, but with quality builders and a more polished feel.

Drees also showed larger plans in the lineup, including homes around 3,400 to 3,500 square feet. A typical larger plan layout included:

  • Home office at the front
  • Dining room and family room
  • Primary suite downstairs
  • Game room upstairs
  • Optional media room
  • Additional bedrooms on the second floor

If you like customization and more robust plan options, Drees is usually a builder we pay attention to for exactly that reason.

Highland Homes

Highland is the builder that had the clearest early path for buyers who want to move quickly. They are bringing a 40-foot lot product line to Hillstead, and their pricing was already visible.

The headline number here was a starting price of about $397,000 for a 3 bedroom, 2 bathroom, approximately 1,600 square foot home.

That makes Highland one of the lowest visible entry points for new construction homes in Lavon TX within this community at the moment. To get above 2,000 square feet, the pricing appeared to move closer to the low to mid 440s. Upper end pricing in the early release looked to top out around the mid 460s.

One thing worth noting here is that these are front-entry 40-foot homes. That matters. Some builders shift to rear entry when they go this narrow, and that can eat up what little yard space is left. front-entry on 40-foot product is not perfect, but for many buyers it feels more natural and more functional.

Highland was also the builder most clearly positioned to have inventory homes that could close before the end of 2024. If timing matters, that is important.

For now, the clearest published pricing for new construction homes in Lavon TX at Hillstead came from Highland and Drees.
