There are affordable production neighborhoods, amenity-heavy master-planned communities, golf course homes, and semi-custom acreage homes. The key is matching the community to the priorities that actually matter most to us.

Community #1: Woodland Creek in Royse City TX

Woodland Creek sits off FM 35, past Buc-ee's and near the high school. Pacesetter and UnionMain are the builders here, and the community is nearing closeout. Both builders had roughly 10 to 14 homes remaining, with most already under construction.

The big draw is the lot size. These are primarily 60 and 70 foot lots, with some third-car garage options. Pricing was generally in the high $300s through the high $400s, with a few homes around $389,000 or potentially lower.

Woodland Creek also had no MUD or PID noted, which can be a meaningful benefit when evaluating the overall carrying cost of new construction communities in Royse City TX. Since this community is winding down, incentives may be worth a serious look. UnionMain also had a few lots left for buyers wanting a ground-up build.

Community #2: DeBerry Reserve in Royse City TX

Just up FM 35, DeBerry Reserve includes Gravity Homes, Astoria Homes, Trophy Signature Homes, and Meritage Homes. It was also getting close to closeout, with many finished or nearly completed homes available.

Homes here generally ranged from about $330,000 to $450,000 or $460,000, with 40 and 50 foot lots. The community has a pool, playground, and park, plus no MUD and no PID.

Meritage stands out for features like radiant barriers and spray foam insulation. Trophy brings a more modern, distinctive exterior and interior style. Astoria was building a growing presence in North Texas, while Gravity provided another more affordable option. For buyers wanting amenities and accessible pricing, DeBerry Reserve is one of the more practical new construction communities in Royse City TX.

Community #3: Ridgepark in Royse City TX

Ridgepark is directly across the road from DeBerry Reserve, but it is a completely different product. GFO Home and Kindred Homes are building here on one-acre lots, with roughly 50 to 60 homes planned.

GFO had a model open and several floor plans planned. Pricing started around $600,000 before lot premiums, while inventory homes were estimated around $700,000 to $800,000. It is a higher price point, but that is the nature of a true one-acre lot community.

For those who want breathing room without leaving Royse City, Ridgepark is one of the acreage-focused new construction communities in Royse City TX to put on the shortlist.

Community #4: Creekshaw in Royse City TX

Creekshaw is just off FM 35 on the other side of Interstate 30, behind Buc-ee's. It is a large, expanding community with Highland Homes, David Weekley Homes, and K. Hovnanian. Phase one had a few available homes remaining, while phases two and three were actively moving dirt.

This one is planned for more than 1,000 homes, so it will be a major Royse City neighborhood. Homes sit on 40 and 50 foot lots and were generally priced from the high $300s through the high $400s. Inventory around $380,000 to $450,000 was available at the time.

Builders had different incentives, including potential closing cost help and interest-rate buydowns. Creekshaw is also a strong fit for a build job, where we can choose a lot and floor plan for a future phase.

One thing to remember with 40 and 50 foot lots is that the yards will not be massive. That is not necessarily bad, but it is personal preference. We should physically walk the lot and ask whether the outdoor space feels right before falling in love with the house.

Community #5: Meadows on Morgan Creek in Royse City TX

The Meadows on Morgan Creek is basically right across FM 35 from Creekshaw. It is another closeout community, built by Altura Homes, but it offers a larger lot product.

Lots range from roughly 50 to 70 feet, and third-car garage options are available. Pricing was around $400,000 to $490,000. A few lots appeared to remain available for potential builds, though most of the opportunity was likely in move-in-ready or near-finished homes.

For buyers who want more room than a 40 foot lot provides while staying close to Interstate 30, this is one of the better new construction communities in Royse City TX to consider.

Community #6: Stone River in Royse City TX

Stone River is the golf course option. This Bloomfield Homes development had only a handful of homes left, many positioned around tee boxes, greens, and fairways.

Homes are on larger 60, 70, and even some 80 foot lots, with third-car garages available. Pricing generally fell from the high $400s into the mid to high $500s. Residents also receive a discount on golf membership, although a membership or tee time is still required to play.

There was also future Bloomfield development activity nearby, although no final name or pricing had been announced. Stone River is a good niche choice among new construction communities in Royse City TX for golf course access and larger homesites.

Community #7: Verandah in Royse City TX

Verandah is one of the largest and most affordable communities in Royse City. Centex, Lennar, M/I Homes, and D.R. Horton are building here, and the community continues to expand into new phases.

A major plus is the on-site elementary school, which had recently opened. Homes were starting in the high $200s and low $300s, with examples around $290,000.

There is an important tradeoff here. These are largely streamlined production products, including D.R. Horton's Express line. What we see is generally what we get. The flooring, cabinets, countertops, and color packages have typically already been selected, with little customization available.

That lack of choice is part of how these homes can be built and closed quickly. Verandah makes sense when price and speed matter more than designing every finish.

Community #8: Valor Farms in Royse City TX

Valor Farms is another D.R. Horton Express community, located closer to downtown Royse City. It has a similar price philosophy to Verandah, with lower pricing and quicker construction timelines.

The benefit is straightforward: more affordable new construction and plenty of lots. The downside is equally straightforward: limited design control. We may get to choose a brick selection in some cases, but we should not expect to select countertops, cabinets, flooring, or upgrades in the usual sense.

There were many lots remaining at Valor Farms, including opportunities to contract before a home was completely finished. If the goal is a simpler route into new construction communities in Royse City TX, it deserves a look.

Community #9: Creek Side in Royse City TX

Creek Side, not Creekshaw, is the other community with “Creek” in the name. Somebody should have consulted us before naming both of them so similarly. Creek Side has Highland Homes, Trophy Signature Homes, and K. Hovnanian.

The first phase included quick-close homes, while a large second phase was beginning. All three builders had lots available for ground-up builds, with estimated build times of about four to seven months.

Lots are generally 40 and 50 feet, and prices were roughly $360,000 to $490,000 depending on floor plan, lot, and home size. Creek Side is another major growth area among new construction communities in Royse City TX, with good builder variety and future phases ahead.

Community #10: Parkside in Royse City TX

Parkside is off Irby Campbell, past Walmart on the other side of Interstate 30. Meritage Homes and Trophy Signature Homes are building here, with a pool and amenity center in the community.

Prices generally landed in the low to mid $300s up to around $400,000. Both builders had homes under construction that could close quickly, but most homes had already been started. That means packages and finish choices were likely selected before contract.

Even so, Meritage and Trophy offer more package variation than the highly standardized Express-style product. Neighboring homes can have different looks, which is a nice middle ground between affordability and personality.

Community #11: Waterscape in Royse City TX

Waterscape may be the biggest community in Royse City, or at least very close with Verandah. It has an absolutely stacked builder lineup: Impression Homes, Bloomfield Homes, Highland Homes, Tri Pointe Homes, HistoryMaker Homes, and St. Vincent Homes.

The massive amenity center is a highlight, and the neighborhood was preparing for additional phases. Homes range across 40, 50, 60, and a few 70 foot lots. While signs advertised homes starting in the $300s, realistic pricing with lot premiums and upgrades was more likely in the low to high $400s.

There were quick move-ins and build opportunities, depending on the builder and phase. HistoryMaker offers a notably different look with full-siding homes, standing out from the many brick elevations around the community. Waterscape is one of the broadest new construction communities in Royse City TX for buyers wanting options.

Community #12: Ambergrove in Royse City TX

Ambergrove is a smaller community just up the road from Waterscape. Century Communities is the sole builder, although the original plan may have included Trophy as well.

There is no major amenity center planned, which should help keep the HOA from becoming massive. Homes were expected to price in the mid to high $300s.

This is an especially interesting option for buyers who want to be among the first families in the neighborhood. No one had moved in yet, and the first homes were being built. Early phases can offer some of the best choices, assuming the location and product fit our needs.

Community #13: The Landon in Royse City TX

The Landon is the final stop, located south of Highway 276 and a little more off the beaten path. This is a small semi-custom neighborhood of only 19 homes on approximately 1.5-acre lots, built by Royalty Construction Group.

Homes are expected to range from roughly 2,400 to 3,300 square feet, with prices in the $600,000 to $800,000 range. Like Ridgepark, it is a larger-lot, higher-price community, but the smaller builder brings a more custom feel.

Expect higher-end and more distinctive finish-outs, including high ceilings, detailed cabinetry, a vegetable-washing station in the kitchen island, a deep sink facing a window, and a statement fireplace. The Landon is a standout among new construction communities in Royse City TX for buyers who want acreage and a more individualized home.
