Residents have access to a fitness center, stocked lake, walking trails, tennis and basketball courts, playgrounds, and a resort-style pool with cabanas. The community also has more than 60 acres of planned green space, giving Mustang Lakes a spacious, outdoorsy feel despite being part of the rapidly growing North Texas suburbs.


Is There New Construction in Mustang Lakes? Yes, but buyers should understand where Mustang Lakes is in its development. Unlike some of the newer communities in Celina that are just getting started, Mustang Lakes has been developing for several years and already has many established sections with completed homes. However, depending on the current phase and builder availability, there may still be opportunities to purchase a brand-new home or build in portions of the community.


For buyers specifically looking for new construction in Celina TX, Mustang Lakes is worth comparing with newer master-planned communities that may offer a larger selection of available lots and floor plans. LIGHT FARMS

Established in 2012, Light Farms was designed to combine modern suburban living with a more relaxed, small-town feel. Community is a big part of the Light Farms lifestyle. Residents have access to multiple pools, more than 13 miles of recreational trails, parks, and regular neighborhood events. There are also two on-site elementary schools and amenities such as a farm-to-table restaurant and bike-sharing program. For homebuyers researching Celina TX real estate, Light Farms can be especially appealing if you want a neighborhood where you can have plenty of space without giving up the amenities and social atmosphere of a master-planned community.


Is There New Construction in Light Farms? Yes, but Light Farms is primarily an established community rather than a brand-new development. Since the neighborhood was established in 2012, many homes are already completed and the community has a more mature feel than some of the newer developments around Celina. That said, newer homes have continued to be built within the community, with some modern transitional-style homes constructed as recently as 2025.


That mix can be a major advantage for buyers. You may be able to choose between an existing home with established landscaping and a larger selection of resale options, or a newer home with more modern finishes and design features. Home prices also vary significantly depending on the size, location, and features of the property, giving buyers more variety than they might find in a smaller community.


Keep in mind that all subdivisions within Light Farms have mandatory HOA fees, which help cover common-area and front-yard maintenance as well as access to community amenities and events. If you’re comparing neighborhoods in Celina TX, it’s worth looking at the specific subdivision within Light Farms because HOA costs and amenities can vary.


Overall, Light Farms is a good option for buyers who want the benefits of a large master-planned community but don't necessarily want to live in an area where everything is still under construction. It offers an established neighborhood atmosphere while still giving buyers access to newer homes and many of the amenities that make living in Celina TX attractive.

LEGACY HILLS


If new construction in Celina TX is high on your list, Legacy Hills is a community you’ll want to know about. This massive mixed-use development is being built across approximately 3,200 acres and is planned as a “city within a city,” with thousands of homes, resort-style amenities, future schools, shopping, trails, and a planned golf course. With a development of this scale, Legacy Hills is expected to play a major role in the continued growth of Celina TX real estate.


Construction is already underway, and homes began selling in late 2024. The long-term vision includes approximately 6,500 homes along with pools, walking trails, recreational amenities, and future commercial and educational spaces. For buyers who like the idea of getting into a community while it’s still developing, Legacy Hills offers the opportunity to purchase a newer home and watch the surrounding neighborhood grow over time.


Is There New Construction in Legacy Hills? Yes. Legacy Hills is one of the newer communities in Celina with active new construction. Homes have been selling since 2024, and construction is expected to continue for years as additional sections of the massive development are built out.



That means buyers looking at Legacy Hills can expect many of the features that come with new construction, including modern floor plans, newer energy-efficient features, and community amenities that are being developed alongside the homes. However, because the community is still in its early stages, buyers should also understand that not everything will be completed right away.


That ongoing development can be both a benefit and a drawback. You may get a brand-new home in a community with significant future amenities, but you'll also be living through construction and waiting for some planned features, schools, shopping, and other infrastructure to arrive. If you're moving to Celina TX and want a neighborhood that already feels established, Legacy Hills may not offer that experience yet.


For buyers who are comfortable with a long-term development and want to be part of one of Celina's biggest growth areas, though, Legacy Hills is definitely one to put on your list. Mosaic


If you’re moving to Celina TX and want a newer master-planned community with plenty of amenities planned around the homes, Mosaic is another neighborhood worth exploring. Located between Celina and Prosper, this 760-acre community is still taking shape, giving buyers the opportunity to purchase in an area where new homes, amenities, and infrastructure are continuing to develop. Its location also puts residents within easy reach of the Dallas North Tollway, which can be an important consideration for buyers who commute or regularly travel around the DFW area.


One of the biggest draws of Mosaic is its focus on outdoor recreation and community amenities. The amenity center includes a splash pad, lazy river, fire pit, and social spaces, while more than 100 acres of the development are planned for parks and green space. Walking trails connect different parts of the community, and a future Treehouse amenity is planned with features such as rope ladders, suspension bridges, and an observation tower. For buyers looking at Celina TX real estate, Mosaic offers the kind of amenity-rich lifestyle that's becoming increasingly popular in North Texas master-planned communities.


Is There New Construction in Mosaic? Yes. Mosaic has active new construction and is still a developing community. Unlike more established Celina neighborhoods where most of the homes are already built, Mosaic is still expanding, so buyers can find newer homes while the community continues to take shape.


That can be a major advantage if you want a modern home and enjoy the idea of moving into a neighborhood with new amenities being added over time. At the same time, buyers should be prepared for ongoing construction and understand that some planned amenities and portions of the community may not be finished yet.

RAINWATER CROSSING


If you’re moving to Celina TX and want to be among the first homeowners in a brand-new community, Rainwater Crossing is one to put on your radar. Located about four miles northeast of downtown Celina, this 641-acre master-planned community is still in its early stages, with more than 1,800 homes planned across multiple phases. Its location gives residents easy access to Highway 289, the Dallas North Tollway, and downtown Celina while still offering the newer, more spacious feel many buyers are looking for in Celina TX real estate.


Rainwater Crossing is being designed around a strong focus on amenities and outdoor living. Plans include a clubhouse, resort-style pool, splash pads, pickleball courts, playgrounds, walking and biking trails, pocket parks, green spaces, an event lawn, and other gathering spaces. The community's first phase is already selling, and model homes are open, but buyers should keep in mind that Rainwater Crossing is still very much a community under construction.


Is There New Construction in Rainwater Crossing? Yes and this is one of the main reasons buyers are looking at Rainwater Crossing. New homes are currently being built and sold in the first phase by Normandy Homes and Centre Living Homes. Normandy currently offers single-family homes starting in the low $400s, while Centre Living Homes starts in the high $500s, giving buyers different options depending on their budget, home size, and preferred design. CB JENI Homes is also expected to bring new townhomes to the community in fall 2026.


The other thing to understand is that Rainwater Crossing is very early in its development. Phase 1 is the first of seven planned phases, and construction is continuing throughout the community. The main amenity center is also being developed and is planned to include a clubhouse, pool, splash zone, playground, and pickleball courts.


That can be a big advantage if you want a new construction home in Celina TX and like the idea of getting into a community early. You'll have newer homes, modern floor plans, and the opportunity to watch the neighborhood and amenities grow around you. The tradeoff is that you'll be living through construction for a while, and some of the amenities and future phases won't be finished when you move in.


For buyers comparing Celina TX neighborhoods, Rainwater Crossing is particularly interesting if your priority is a brand-new home, resort-style amenities, and a community that's just getting started. If you'd rather move into a neighborhood with mature landscaping, completed amenities, and less construction around you, an established community such as Light Farms or Mustang Lakes may be a better fit.

RAMBLE BY HILLWOOD


If you’re moving to Celina TX and want a brand-new community that puts a big emphasis on nature, trails, and resort-style amenities, Ramble by Hillwood is one to watch. Located about two miles north of historic downtown Celina along Preston Road, Ramble is a massive master-planned community planned across approximately 1,380 acres. At full buildout, the community is expected to include roughly 4,200 homes, along with parks, lakes, trails, schools, and multiple amenity centers.


Ramble's concept is centered around what Hillwood calls “the art of slow living,” with the community designed to encourage residents to spend more time outdoors and connect with their surroundings. Plans include approximately 220 acres of parks and nature, a 7-mile Ramble Trailway, additional walking and biking paths, and 28 acres of recreational lakes. The first planned amenity center, Turtle Club, will include a resort-style pool, clubhouse, event space, playscape, fishing area, and other gathering spaces.


Is There New Construction in Ramble? Yes. Ramble is currently an active new-construction community. New homes are now selling in the first village, West Lake, and buyers can choose from five builders: American Legend Homes, Coventry Homes, Drees Custom Homes, Highland Homes, and Perry Homes. Current home prices range from the $400s to around $1 million, depending on the builder, home design, and homesite. The community also has nine model homes open, making it possible to compare different builders and floor plans in one location.


One of the biggest advantages of buying in Ramble is the opportunity to get into a community early. You’re not simply buying a new house—you’re buying into a neighborhood that is still being built around you. Future phases are expected to add more homes, parks, trails, amenities, and on-site schools over time.


The tradeoff is that Ramble is very much a developing community. Some of the amenities and future phases aren't completed yet, which means buyers should be comfortable with ongoing construction and a neighborhood that will look very different several years from now. It's also important to understand the costs beyond the purchase price. Ramble's current HOA dues range from $163 to $217 per month, and the community's current listed tax rate is approximately 2.79%, so those expenses should be factored into your overall budget.


For buyers researching Celina TX real estate, Ramble is particularly worth considering if you want a newer home, multiple builder options, and a community built around outdoor living. If you'd rather have mature landscaping, established neighborhoods, and completed amenities from day one, you may want to compare Ramble with more established Celina communities such as Mustang Lakes or Light Farms.
