You pick the palette, and you know exactly what you're getting and exactly what it costs.

The upside is clarity. You're not going to get nickel-and-dimed on every upgrade or spend weeks agonizing over backsplash samples. The downside is you can't mix and match. If you love the cabinets from Farmhouse but want the countertops from Loft, that's not happening. You're choosing a complete look, not building a custom design from scratch.

But here's the thing: everything you see in the model home is actually available. A lot of builders will stage a model with finishes and features you can't buy, which is frustrating when you fall in love with something and then find out it's not real. K. Hovnanian isn't doing that here. The beams in the living room? You can get those. The big tub in the master? That's part of one of the palettes. What you see is what you can buy, and that makes the whole process a lot more honest.

Rockwall ISD Without the Rockwall Address

One of the biggest selling points for Monterra is the school district. You're in Fate, which tends to be a little more affordable than Rockwall proper, but you're still getting Rockwall ISD. That's a huge win for buyers who want access to those schools without paying the premium that comes with a Rockwall address.

Fate is growing fast, and Monterra is part of that growth. You're close to Highway 66 and not far from I-30, so commuting to Dallas or Rockwall is manageable. The community itself is still building out, so you're not moving into a finished neighborhood with mature trees and established amenities. You're getting in early, which means you'll watch it develop around you.

Design Palettes: Classic, Farmhouse, Loft, and Elements

K. Hovnanian's palette system is the defining feature of how they're selling homes in Monterra. You've got four options: Classic, Farmhouse, Loft, and Elements. Elements is the base palette, and the other three are upgrades with different price points.

Each palette is a complete design package. You're not picking individual finishes. You're picking a vibe, and everything flows from that choice. The model home I toured shows off one of the upgraded palettes, and it's clean, modern, and well put together. The beams in the living room are part of that look, and so is the large soaking tub in the master bathroom.

The benefit of this system is speed and simplicity. You're not spending months in a design center trying to coordinate twelve different finish options. You pick a palette, and you're done. Pricing is straightforward because the palette cost is bundled, so you know what you're paying upfront.

The trade-off is flexibility. If you're the type of buyer who wants to control every detail, this system is going to feel limiting. You can't swap out one element from Farmhouse and pair it with something from Loft. You're all-in on one palette, and that's it.

But if you trust the builder's design team and you want a home that looks cohesive without the stress of making a hundred small decisions, this system works. And again, everything in the model is real. You're not looking at fantasy finishes that disappear when you sign the contract.

Floor Plan and Layout: 60-Foot Products with Smart Use of Space

The floor plan I toured is a 60-foot product, which means it's built on a 60-foot-wide lot. That gives you more room to spread out compared to narrower lot sizes, and you can feel it in the layout. The living spaces don't feel cramped, and there's good separation between the public and private areas of the home.

You've got a secondary living space on the front side of the house, separate from the master bedroom. There's a media room or game room, depending on how you want to use it, and it's tucked away so it doesn't bleed into the main living area. That's a smart layout if you've got kids or if you want a dedicated space for entertaining that doesn't take over the whole house.

The kitchen is open to the main living area, which is standard for new construction, but it's well laid out with good counter space and storage. The beams in the living room add some architectural interest without feeling overdone, and the whole space flows well from room to room.

The master bedroom is on the opposite side of the house from the secondary bedrooms, which gives you some privacy. The master bath has a large soaking tub and a separate shower, and again, this is all part of the palette you can actually buy. It's not a model-only feature.
