If you are shopping for new construction homes in DFW with a budget from $500,000 to $750,000, you have a whole lot more options than most people realize. A lot of buyers immediately say Frisco, Prosper, Celina, or McKinney. Those areas are great, but they are not the whole story.

At this price point, the biggest advantage is flexibility. You can find quick move-in homes, larger floor plans, acreage, master-planned amenities, lower property-tax areas, and builders willing to make a deal. The key is not locking yourself into one city before you understand what your budget can do across the Metroplex.

There were nearly 2,000 builder-listed homes available in this range when I pulled the search. And because no single builder had a massive share of the available inventory, buyers looking at new construction homes in DFW have real choices across different builders, locations, lot sizes, and community styles.

Why New Construction Homes in DFW Offer So Much Choice

This is a really good price range for new construction homes in DFW because the market is not dominated by one builder. Perry Homes, Highland Homes, David Weekley Homes, and Bloomfield Homes all had meaningful inventory, but none of them controlled even 10 percent of the listings in this range.

That matters. When there are multiple builders competing in the same budget, you can compare more than just the pretty model home. You can compare:

  • Quick move-in availability versus building from the ground up
  • Lot size, home size, garage space, and floor-plan functionality
  • Community amenities and HOA costs
  • Property-tax rates, including whether a neighborhood has a MUD or PID
  • Price reductions, closing-cost incentives, and builder flexibility

Also, do not assume every available home is visible in the MLS. Builder websites and builder sales teams can have additional inventory, homes approaching completion, and incentives that may not be obvious from a public search. That is why a broad search strategy matters so much for new construction homes in DFW.

New Construction Homes in Frisco Under $750K

Let’s address the obvious question. Can you buy a new home in Frisco for under $750,000? Technically, yes. Realistically, the available choices are limited.

In the search, Frisco had only around eight matching homes in this range. One example in the Villages of Creekwood was around $748,000 with five bedrooms, five bathrooms, and roughly 3,600 square feet. That is a good house, but it also tells you where Frisco pricing is today.

If Frisco is the non-negotiable priority, expect the strongest new-build opportunities to begin more consistently in the $750,000 to $900,000 range and keep climbing from there. In this budget, the more practical move may be widening the search to nearby north DFW locations rather than forcing a limited Frisco inventory pool.

New Construction Homes in Celina and Van Alstyne

There is still a heavy concentration of new construction homes in DFW north of Highway 380. Prosper , McKinney , and Celina remain major hubs for builder activity, and it makes sense. This area has a deep roster of communities, schools, retail growth, and builders.

But buyers need to be realistic about how the land value changes as they head north. In the most popular corridors, the price of the lot is built into every deal. You may spend more money for a smaller lot, even when the house itself is fantastic.

Painted Tree in McKinney is one example where buyers regularly want to get in. Trophy Signature has homes there around the mid-$600,000s. At its more affordable entry-level price points, Trophy can be a compelling value. At around $650,000, however, I would also be comparing options from builders such as Taylor Morrison and David Weekley to make sure the finish level, layout, and long-term fit are right.

If you are willing to move farther north, look at Melissa , Anna , Van Alstyne, Mantua, and nearby communities. A Highland Homes example near Mantua was listed around $639,000 for approximately 2,600 square feet. Van Alstyne is not some far-off idea anymore. There is a ton of growth happening in that northern stretch of the Metroplex.

The tradeoff is simple: you may gain community growth and more choices, but commute and daily travel need to make sense for your family. New construction homes under $750K in DFW should never be picked by price alone. Location still has to work Monday through Friday.

Rockwall New Construction Homes and Lower Taxes

If your work or lifestyle pulls you east, Rockwall deserves serious attention. One major reason is the property-tax picture in certain neighborhoods. Areas such as Quail Hollow, The Terraces, and Park Trails may have total property-tax rates around 1.5 to 1.6 percent because they do not include a MUD or PID.

That can be a big deal. A home that looks similar on paper can have a very different monthly payment once taxes are factored in. Always compare the total monthly carrying cost, not simply the sticker price.

Quail Hollow, near John King Boulevard, showed strong options from builders including Highland and Shaddock. One Shaddock example was around $699,000 with roughly 3,400 square feet. Another Highland opportunity was closer to $748,000 with about 2,800 square feet.

Rockwall gives buyers an east-side alternative where new construction homes in DFW can combine newer neighborhoods, solid square footage, and a tax structure worth examining closely. Just do the homework on each individual community, because tax rates and special districts can differ dramatically from one neighborhood to the next.

287 Corridor New Homes With More Land

Honestly, the 287 corridor is where I have had more conversations lately than almost anywhere else. Buyers are looking at Waxahachie , Midlothian , Mansfield , and south Grand Prairie because the value can be crazy compared with the more expensive northern corridors.

If you work in Arlington, south Fort Worth, downtown Dallas , or a nearby employment center, this direction can make a ton of sense. More importantly, it provides two very different paths depending on what you want.

More Land In Waxahachie

Want an acre or even a half-acre? South DFW gives you opportunities that get much harder to find in Celina, Prosper, and Van Alstyne without pushing toward $1 million or more. One Elmwood property in the Waxahachie area was a modern-style home with about 2,700 square feet on more than an acre for roughly $659,000.

Another modern home example had around 3,200 square feet on just over an acre. That kind of land-and-home combination is a major reason people should include this area in their new construction homes in DFW search.

Big Amenities In Midlothian

Maybe acreage is not the goal. Maybe you want the bigger community lifestyle with trails, parks, dog parks, pools, and a lazy river. Midlothian offers that too.

Myrtle Creek is a great example. A Perry Homes quick move-in there had been reduced from about $650,000 to $599,000. It offered roughly 3,300 square feet, four bedrooms, three bathrooms, an office, a game room, and a media room. That is the kind of floor plan that could easily cost substantially more farther north.

Bridgewater in Midlothian is another growing master-planned community worth knowing. Highland Homes had an approximately 2,300-square-foot opportunity around $514,000 there. Mansfield also brings plenty of neighborhoods into the conversation, including options from American Legend Homes.

Goodland is another name to know. It carries a Grand Prairie address, but it is really south Grand Prairie in the 287 corridor between Mansfield and Midlothian. It is not the same as being in the middle of north Grand Prairie development, so understand the actual location before making assumptions.

West and Northwest DFW New Construction Homes

For buyers drawn to the west side, Aledo and Walsh remain popular places to consider. There were options around $599,000 from Perry Homes, along with opportunities from GFO Home. This is another corridor where the specific community and commute should lead the decision.

Argyle, Northlake, and Justin are also growing at a wild pace. Every time I am in that part of the Metroplex, there seems to be another neighborhood, another grocery store, or another school under construction. If the west or northwest side works for your life, this area should absolutely be on the list.

Northlake’s First Ranch is one community to watch. It is still very early, with builders such as Coventry, Highland, Perry, and Partners in Building all participating. That means the community spans different price levels, from production homes to larger custom homes.

Early-stage communities can have upside, but buyers should understand what early really means. There may be limited completed amenities, active construction, and fewer established neighbors at first. The opportunity is getting in before a community fully matures, not pretending it is already finished.

DFW Builder Price Reductions and Incentives

At the $500,000 to $750,000 level, builders are much more likely to make moves to sell completed inventory. This is where buyers often start to see bigger reductions, sometimes $30,000, $40,000, or more.

One home in First Ranch had already received a $30,000 reduction. On the Perry Homes website, a Lakewood Village home originally priced around $865,000 had been reduced to approximately $750,000. Another McKinney opportunity in Trinity Falls had dropped from around $828,000 by roughly $100,000.

This does not mean every builder will reduce every house. It means new construction homes under $750K in DFW can create genuine leverage when a builder is carrying quick move-in inventory and wants to close it out.

Do not limit negotiation to the sales price. Compare the full package:

  • Purchase-price reduction
  • Closing-cost contribution
  • Rate-buydown options when available
  • Design upgrades already included in the inventory home
  • Lot premiums and appliance packages
  • Closing timeline and contingency flexibility

The right deal is not always the lowest advertised price. It is the home, location, payment, and timeline that make the most sense together.

Smaller Builders of New Construction Homes in DFW

The big builders are not the only game in town. In this budget, you can find more specialized options from smaller builders too. Graham Hart Homes is one worth considering for buyers who want a more custom-feeling finish out. There were examples around $668,000 in Waxahachie, including homes on larger lots.

Lillian Custom Homes is another builder to watch, particularly for buyers who do not want to pay for a massive amenity package they may never use. One Midlothian example was roughly $759,000 and included about 3,300 square feet, four bedrooms, three and a half bathrooms, a three-car garage, and a one-story layout in a smaller boutique-style neighborhood.

The layout included a study, game room, large primary suite, and a big dining and family-room space with what appeared to be a vaulted ceiling. That is a totally different lifestyle choice from a massive master-planned community, and for some families, it is exactly the right fit.

How to Search New Construction Homes in DFW

Here is the bottom line: a $500,000 to $750,000 budget opens up nearly the whole map. You can go north toward Celina and Van Alstyne, east toward Rockwall, south through the 287 corridor, west toward Aledo, or northwest through Argyle, Northlake, and Justin.

Before choosing a city name, decide what actually matters most:

  1. Commute and daily routine: Pick the corridors that work for your job, family, and lifestyle.
  2. Land or amenities: Decide whether you want an acre, a larger lot, trails and pools, or a boutique neighborhood with less overhead.
  3. Tax and payment structure: Check MUDs, PIDs, HOA dues, and total monthly cost.
  4. Move-in timing: Determine whether a quick move-in home or a longer build timeline fits best.
  5. Builder leverage: Compare several homes and ask where reductions, closing costs, and incentives may create the best overall deal.

The mistake is assuming that a $750,000 ceiling automatically points you to Frisco. In reality, new construction homes in DFW at this budget can be found across the Metroplex, with builders competing for the right buyer. The best fit may be in a place you had not considered yet.
