Moving to Lavon, TX? Inside Elevon South’s New Construction Homes and Pricing
I'm standing on dirt. No houses, no driveways, just graded lots and one builder framing their model in the distance. This is Elevon South in Lavon, and if you want the best deal on new construction in the northeast DFW Metroplex, this is your window. Pacesetter just released their pre-sale pricing, twin homes starting in the $290s, 40-foot lots in the low $300s, 50-foot plans topping out around $453k, and I have the floor plans and price sheets in hand before most people even know this phase exists.
Lavon sits just off Highway 78, a straight shot to George Bush Turnpike and Highway 205 into Rockwall. You're not paying Prosper or Frisco prices, but you're close enough to access the same job centers and amenities. Elevon as a whole will eventually hold over 4,000 homes. The North side, Pacesetter and D.R. Horton on larger lots, still has inventory, but South is where the action is now. Five builders, four lot sizes, and a mix of product types from duplexes to 2,700-square-foot single-family homes. If you get under contract by the end of 2023, you're looking at a summer 2024 close. Prices will climb with each phase. This is the front end.
I specialize in DFW new construction. My contact information is at the bottom of this article. I want to help you lock in these early prices, represent you in the transaction, and make sure you're not walking into a builder sales office alone. Let's talk.

Elevon South: Pacesetter's Pre-Sale Pricing and What You Get for High $200s to Mid $400s
Elevon South is Phase 2 of the larger Elevon development. The North side launched first with Pacesetter and D.R. Horton on bigger lots. South brings in D.R. Horton again, plus K. Hovnanian, Union Main, Trophy, and Pacesetter with a wider range of lot types. You'll see 30-foot lots, 40-foot lots, 50-foot lots, and twin homes (Pacesetter's polite term for a duplex). The roads are in. The pool, water park, splash pad, and covered awning are going into the North side amenity center. Dog parks and walking trails will connect both phases. Community ISD is building an elementary school on-site within the next five years as part of their multi-billion-dollar bond package. The district also just moved to a four-day school week, at least for the next couple of years.
Pacesetter is the first builder to release pricing, and they're already taking pre-sale contracts. Here's what you're looking at. Twin homes start at $290,990 for a 3-bed, 2.5-bath, 1,434-square-foot plan with a single-car garage and a shared wall. You're buying one half of the duplex, not the whole building. After upgrades and lot premiums, expect to land in the low $300s. If you want zero yard maintenance and you're okay sharing a wall, and honestly, you probably won't hear your neighbors much, this is the most affordable entry point.
Forty-foot lots start in the low $300s base price. The smallest plan is 1,277 square feet, 3-bed, 2-bath. Another option gives you 1,381 square feet in the same bedroom count. After you pick your lot, pay the premium, and add upgrades, these will likely close around $350k to $360k. I'll be honest: 1,277 square feet at $332k base feels tight, but that's the market right now. If you need three bedrooms and you're trying to stay under $370k all-in, this is where you land.
Fifty-foot lots are where you get more space and flexibility. Base prices run from $405k to $453k depending on the plan. The smallest 50-foot plan is the Trenton at 1,487 square feet, 3-bed, 2-bath. The McKinney plan gives you 1,874 square feet, two bedrooms, a study, and a tandem third-car garage, a sleeper feature most people don't notice until they walk the lot. The Addison 2 is my favorite in this range: 2,394 square feet, base price $420k, with a game room split off by two bedrooms. If you have kids, that game room becomes a playroom, then a hangout space, then a media room as they grow. You could drop a door between the game room and the breakfast nook for privacy or separation. Some 50-foot plans can add a third-car garage depending on the lot you pick.
The largest plan Pacesetter released is the Garland: 2,726 square feet, 4-bed, 2.5-bath, two stories, base price $453k. All bedrooms are upstairs. The downstairs bedroom can convert to a study, or you can add a bathroom and make it a fifth bedroom or a true primary suite on the main floor if you need that two-bedrooms-down layout.
Pacesetter also offers a Courtyard Series. These are detached-garage plans where the garage sits at the front of the lot and creates an enclosed courtyard between the house and the street. You get very little yard on the perimeter, but the courtyard itself becomes your outdoor space. It's an Austin-style vibe, minimal exterior maintenance, maximum use of the footprint. The McFarland plan is 1,457 square feet, 3-bed, 2-bath, single story, starting at $359,900. If you want almost no yard to mow but you still need a little outdoor space that feels private, this is the product.
I tested a Courtyard Series plan in Melissa when Pacesetter first rolled it out. It's not for everyone, but if you're coming from a condo or you travel a lot and you don't want to deal with landscaping, it works. The courtyard feels bigger than the square footage suggests because it's all yours and it's walled off from the street.
Pacesetter's sales agents for Elevon South are Megan and Andrea. I've worked with both of them on other transactions. They're phenomenal, they know the product, and they'll walk you through the upgrade process without overselling. But do not walk into that sales office without representation. Builders work for the builder. I work for you. My contact information is at the bottom of this article. Let me represent you, negotiate your contract, and make sure you're not leaving money or protections on the table.
Pricing will not stay where it is now. Pacesetter will release future phases at higher base prices. If you want the best deal, you need to be first. That means getting under contract in this pre-sale window before the models are even finished.
Which Lot Size and Floor Plan Fits Your Budget and Lifestyle
Let me be blunt about the 30-foot lots. I don't love them. Not just Pacesetter, any builder doing 30-foot product. You could almost lick your neighbor's face from your side yard. You'll have minimal yard space, and you'll be close enough to hear their garage door if the insulation isn't great. The upside is you have almost nothing to maintain. No mowing, no edging, no weekend yard projects. If that trade-off works for you, fine. But I wish builders would stop pushing 30-foot lots as the solution to affordability. You're giving up too much space for the price you're paying.
That said, Elevon South has a good mix of lot types. It's not all 30-foot product with a handful of 50-foot lots sprinkled in. You'll see a real distribution across 30, 40, and 50-foot options, plus the twin homes and Courtyard Series. Several cul-de-sacs are platted, which means less through-traffic and safer streets if you have kids or you walk the neighborhood.
Forty-foot lots are the middle ground. You get a little more breathing room than 30 feet, but you're still not going to have a massive backyard. If you're okay with a smaller outdoor footprint and you want to stay under $370k after upgrades, this is your lane. The floor plans in this range are tight, 1,277 to 1,381 square feet, so you're not getting a game room or a study. You're getting three bedrooms, two baths, and an open-concept main floor. It's enough space for a small family, a couple, or someone downsizing who doesn't need 2,000 square feet.
Fifty-foot lots give you the most flexibility. You can add a third-car garage on some plans. You can get a game room, a study, or both. You can hit 2,700 square feet if you need it. The Addison 2 is the plan I'd pick if I were buying here. The game room separated by two bedrooms gives you functional zoning, kids' space on one side, living space on the other. You're not stacking everyone on top of each other. The tandem third-car garage on the McKinney plan is another smart feature. It's not a full third bay, but it gives you storage or workshop space without eating into your usable square footage inside.
The Courtyard Series is niche. If you're coming from a high-maintenance property and you're tired of yard work, or if you're used to urban living and you like the idea of an enclosed outdoor room, this works. If you want a traditional backyard where you can put a playset or a fire pit, skip it. The courtyard is your only outdoor space, and it's not huge.
Twin homes are the most affordable option, but you're sharing a wall and you're limited to a single-car garage. If you're a first-time buyer or you're trying to get into new construction on a tight budget, this gets you in the door. Just know what you're signing up for. You'll hear your neighbor occasionally. You won't have room for two cars in the garage. You'll have almost no yard. But you'll own a brand-new home in a growing community with a low HOA and access to the amenity center, and you'll build equity as Lavon continues to develop.
One more thing: you cannot cut through from Elevon North to Elevon South within the neighborhood. I had to get back out on Highway 78 and loop around. It's not a dealbreaker, but if you're expecting seamless connectivity between the two phases, that's not how it's laid out.
FAQ
What builders are coming to Elevon South?
Pacesetter is the first to release pricing and floor plans. D.R. Horton, K. Hovnanian, Union Main, and Trophy are also building in Elevon South. Each builder will have different lot types, price points, and timelines. Pacesetter is taking pre-sale contracts now. The other builders will release their information as their models and sales offices open.
When can I close if I go under contract now?
If you get under contract by the end of 2023, you're looking at a summer 2024 close, assuming construction stays on schedule. That timeline could shift depending on weather, labor, and how quickly the builder moves through their backlog. Ask the sales agent for a projected completion date based on the specific lot and plan you choose.
What's the HOA, and what does it cover?
The HOA is low, but Pacesetter didn't give me a specific dollar amount in the materials I received. The HOA will cover the pool, water park, splash pad, dog parks, walking trails, and common-area maintenance. Confirm the exact monthly or annual fee with the sales office before you sign a contract.
What school district is Elevon South in?
Community ISD. The district just passed a multi-billion-dollar bond package and moved to a four-day school week for at least the next couple of years. An elementary school is planned on-site at Elevon within the next five years as part of that bond. Verify current school assignments and attendance zones directly with Community ISD.
How does Lavon compare to Prosper, Frisco, or Celina?
You're not paying Prosper, Frisco, or Celina prices in Lavon. You're getting new construction in the high $200s to mid $400s in a growing area with easy access to Highway 78, George Bush Turnpike, and Highway 205. The trade-off is you're farther out from the core Metroplex, and Lavon doesn't have the same retail, dining, or entertainment infrastructure yet. But that's changing. As Lavon builds out and Community ISD continues to grow, I expect home values here to rise and eventually approach the price levels you see in those more established cities. If you buy now, you're getting in on the front end of that growth.
Should I buy a twin home or wait for a single-family lot?
That depends on your budget and your tolerance for shared walls. Twin homes start in the $290s and will likely close in the low $300s after upgrades. Single-family homes on 40-foot lots start in the low $300s base and will close around $350k to $360k. If the $50k to $60k difference is a stretch, the twin home gets you into new construction now. If you can afford the single-family option and you want your own lot with no shared walls, wait for that. Don't buy the twin home if you're going to resent the shared wall six months in.
What's the tax rate in Lavon?
Lavon has a low tax rate compared to other cities in the northeast Metroplex. I didn't get the exact rate in the materials Pacesetter sent, so confirm the current rate with the sales office or your lender. Tax rates can change as the city and school district adjust their budgets, so verify the number before you finalize your purchase.
Let's Get You Under Contract Before Prices Climb
Elevon South is dirt right now. Pacesetter is framing their models. The other builders are getting ready to release their information. This is the window where you get the best pricing, the best lot selection, and the first shot at the floor plans you actually want. Once the models open and people start walking through, prices will go up. Builders raise base prices with every phase. If you wait six months, you'll pay more for the same house.
