Introduction to New Construction Builders in DFW

If you are shopping for new construction in the Dallas Fort Worth area, you already know the hard part is not finding builders. The hard part is narrowing down to the ones that consistently deliver good quality, good support, and value for the money you spend.

In this guide, we share additional options beyond the typical top list. These are our honorable mentions for the best new construction builders in DFW for 2024. They are still worth serious consideration, depending on your price point, timeline, and what you want your home to feel like.

Quick note: this is not an exhaustive list. It is a practical shortlist based on how these builders perform in DFW, including what we hear from people and what we notice when reviewing their communities and homes.

How to Choose a New Construction Builder in DFW

Builders can be amazing in one neighborhood and frustrating in another. That is why we look at more than brand names. We focus on patterns like:

  • Customer service and support, including how responsive sales teams and builders are
  • Build time reliability, because timelines matter when you have a move planned
  • Quality of standard features, not just upgrades
  • Value, including incentives that help with rate buy downs or closing costs
  • Design and layout fit, because “good” is personal when it comes to style

With that mindset, here are six honorable mentions for the best new construction builders in DFW.

1. Bloomfield Homes in DFW

Bloomfield is one of those builders that keeps coming up for a reason. People are often surprised it is not always in someone’s top five, because it has a reputation for solid overall performance.

What we like

  • Customer service that tends to be strong
  • Build times and material quality that generally hold up
  • Neighborhood experience, including how the communities are planned and run

What keeps it from the very top for some buyers

For us, the biggest knock is design being a little behind the times. Bloomfield is not “bad.” It is more that, in some homes we have walked, the look can feel a bit dated for where we are in 2024 and beyond.

Design is personal. If you like a more classic, settled-in look, Bloomfield may fit you very well. But if you are chasing the most current styling, that is the one area where we see more likely buyer hesitation.

Incentives transparency

Bloomfield can also be a little tough on incentive visibility. Sometimes discounts and incentives are not very forthcoming on the website, and buyers may have to call and ask. And even when we do see incentives, our bias is that builders should offer as much help as possible, because incentives can meaningfully impact affordability.

Best for: buyers who prioritize consistent customer service and quality and who are comfortable with a more traditional design direction.

2. Perry Homes in DFW

Perry is a builder we genuinely like. They have a track record of putting out homes with strong features, even when you are looking at base pricing.

What stands out

  • Floor plans that feel functional and elevated
  • Quality features in inventory and standard lines
  • Consistency, meaning you can often identify a Perry look and feel across communities

One reason Perry earns attention is how they treat their floor plans and “everyday luxury.” There is a model design we reference often because it captures the baseline of how we would want a future home laid out, including thoughtful spaces and multiple suites.

Style and inspiration

Perry often leans into an English tradition influence. The spaces can feel cohesive and recognizable, which is a plus if you want a clear style identity rather than a mixed bag.

Incentives

Perry has also been known to offer incentives that can be helpful for affordability. In some communities, support can range widely, including options like building assistance and closing cost help.

Best for: buyers who want strong standard features, traditional-inspired style, and a builder that often supports affordability through incentives.

3. Toll Brothers in DFW

Toll Brothers is not typically a first-time home buyer builder. That is the clearest way to describe it. If you are trying to stay under about the $500k range, this probably will not be the best fit.

But if you are thinking north of $600k to $700k+ up to the luxury tier, Toll Brothers should absolutely be on your “watch list” at minimum.

Why it earns a spot

  • Luxury product quality that we have consistently been impressed by
  • Knowledgeable sales staff that can explain what you get
  • Strong value for the spend based on what we have seen in DFW

Where you will see them in DFW

Toll Brothers communities are mostly concentrated in areas like Frisco , Prosper , and other north DFW locations, with fewer options further south and limited presence toward the east side of the metroplex.

Best for: buyers who want a luxury build experience and are willing to pay for higher-end finishes and design standards.

4. Meritage Homes in DFW

Meritage is a builder we see a lot because they focus on something buyers feel immediately once they live in the home: energy efficiency.

Energy efficiency that shows up in the build

Meritage is known for energy-conscious construction practices, including spray foam insulation being part of how they build. That focus often helps keep the home comfortable while supporting overall efficiency.

Pricing sweet spot

In DFW, Meritage often has homes in the mid-price range that can work well for first-time buyers and also scales up as your budget increases. We also like that their products tend to remain consistent without feeling like they drop quality when prices climb.

Style comparison with Trophy

We frequently see Meritage alongside Trophy in the market. They can look similar from a distance, but the vibe tends to differ:

  • Trophy tends to lean more modern
  • Meritage often leans more traditional classic, but updated

That “updated traditional” look can be a big win if you want style that does not feel dated.

Incentives and deal structure

Meritage can also be strong on incentive money, including flex cash that buyers can use for things like buying down the rate and applying toward closing costs.

One tradeoff to know: Meritage has moved toward a more production-style approach, meaning you may not be choosing every detail at the moment you contract. In many cases, design packages are provided, and the build may not go into contract until around frame stage. That can be good for timeline clarity, but it can mean your perfect move timing might require patience.

Best for: buyers who want energy efficiency, value pricing, and incentive support, and who can handle a more streamlined, package-driven build process.

5. Tri Pointe Homes in DFW

Tri Pointe is one of those sleeper builders. At first, we were not sure what to make of them. But after reviewing contracts, walking communities, and seeing the way they operate, Tri Pointe earned an honorable mention.

Hybrid design approach

Tri Pointe uses a hybrid model that can be helpful depending on your priorities:

  • Package design in some communities, which is often a budget-friendly route with great features included
  • Design option flexibility in other, higher-tier communities

In general, we have seen that in many Tri Pointe communities, homes under about $500k skew more toward packaged designs, while higher-priced communities can offer more design freedom. As always, it can vary by community.

Build time reality check

The main thing that held Tri Pointe back from a top spot is build time. Many builders average something like 6 to 8 months, but Tri Pointe can be longer in certain communities, with quotes sometimes reaching 8 to 10 months or even more.

That is not necessarily a dealbreaker. It just means you need to plan earlier and get clarity on the timeline before you sign.

Incentives and lender partnerships

Incentives can fluctuate, but they have usually been on par. Using their lender can also influence the incentive options available to you.

Best for: buyers who want solid design options with budget-conscious packaging and who can accommodate longer build timelines in certain communities.

6. Centex and Del Webb in DFW

This last honorable mention is really a “three-in-one” situation. It is one larger company with multiple brands that target different buyer types.

In the DFW market, this builder group is commonly seen through:

  • Centex focused more on first-time home buyers
  • Del Webb for active adult communities, often for 55 and older

Price ranges and community fit

For Centex, you often see pricing in the 300s and sometimes into the high 200s, with many options concentrated in that “starter” sweet spot. Meanwhile, the other brands tend to push higher. Del Webb communities in DFW are typically older-adult focused.

Why it is worth considering

We added this honorable mention after walking through communities and speaking with sales staff. The big takeaway was that the product fit is strong across multiple life stages:

  • First-time focused homes that target the needs of new buyers
  • Higher-end community options for buyers moving up
  • Active adult neighborhoods that provide a structured lifestyle and community environment

Best for: buyers who want one company to cover multiple needs, from first-time home buying to move-up pricing to 55 and older communities.

FAQs About DFW New Construction Builders

How do we choose the best new construction builders in DFW?

We recommend looking at customer support, build time consistency, standard feature quality, and the real value of incentives. Also, compare design and floor plan fit because style is personal.

Are these honorable mention builders as good as top builders?

They can be. The difference is usually specific to a buyer’s priorities, like timeline, price range, design style, or incentive transparency. That is why they are honorable mentions rather than replacing a top list.

Which of these builders is best for luxury buyers in DFW?

Toll Brothers is the clear luxury fit in this group. It is typically positioned well above the mid-price range and is concentrated in north DFW communities.

Which builder in this list emphasizes energy efficiency?

Meritage Homes. Their approach includes energy-conscious construction details like spray foam insulation, and they are often priced in a range that fits many buyers.

If we need a faster move-in timeline, which builder should we be careful with?

Tri Pointe Homes can quote longer build times in some communities, sometimes beyond the typical 6 to 8 month expectation. Always confirm your specific timeline before committing.

Do these builders offer incentives in DFW?

Many do. Perry, Meritage, and Toll Brothers are often discussed in relation to incentive value, and Meritage specifically can offer flex cash options. Incentives vary by community, so we recommend asking and getting details in writing.

Are design packages limiting for Meritage and Tri Pointe?

It depends. Meritage can be more production-style with packages, and Tri Pointe can be hybrid. That can streamline timelines and reduce decision stress, but it may limit custom choices compared to builders offering more standard on-site customization.

Final Thoughts on Choosing a Builder in DFW

Finding the right new construction builder in DFW is not about chasing the “perfect” name. It is about finding the best fit for your budget, timeline, and the way you actually want to live in the home. Each of these builders can be a great option in the right community, but the key is knowing what to expect before you sign and making sure the numbers, incentives, and timeline all work in your favor.
