It sits in Rockwall ISD, and the location puts us near schools and future retail growth on the north side of town. The community is also planned with the kind of amenities people actually use, including a pool, playground, and walking trails.

What makes this one interesting, though, is the mix of lot sizes and floor plans. Pacesetter is offering homes on 60 foot lots and also on 70 and 72 foot lots. That gives us flexibility depending on whether we want to keep budget tighter or step into a wider homesite and a little more breathing room.

Early phases of a neighborhood can be a sweet spot for pricing. That is especially true in a place like Rockwall where demand tends to stay healthy. As communities mature and more homes sell, builders usually do not get more generous. They get more expensive.

The first impression is strong. The entry opens up to a dramatic staircase and a long sightline into the main living area. The kitchen is the kind of space that anchors the whole house, with a large island, stacked cabinetry, built in appliances, and plenty of visual punch. It feels upscale without trying too hard.

The family room keeps that same energy going with tall ceilings, big windows, dark beams overhead, and a fireplace wall that gives the room a focal point. This is one of those layouts where the main common spaces feel connected, but not cramped. Everybody can be together without ending up on top of each other.

There is also a separate dining space with a feature wall for wine storage. Whether we actually fill that wall with bottles or just appreciate the design, it adds some personality that a lot of production homes lack.

Brennan II Floor Plan Highlights

One of the smartest details in this plan shows up in the primary suite area. The bathroom connects to two separate closets, and one of those closets passes directly into the laundry room. That kind of everyday convenience is exactly the stuff we tend to appreciate more after move in than on day one.

It is also worth noting the garage setup. This home has a split arrangement with one single bay on one side and the main two car garage area on the other. Depending on how we use the space, that could work nicely for storage, a hobby setup, or simply keeping things a little more organized.

Upstairs, the Brennan II does a nice job of using square footage where it counts. The secondary bedrooms are not afterthoughts. They have solid proportions, and the upstairs living spaces make the plan feel complete rather than oversized for no reason. We get a game room, a media room, and in this version an added bedroom upstairs as well.

That is a big reason this plan stands out among new construction homes in Rockwall TX. A lot of large homes waste space. This one feels like the square footage is actually doing work.

Nelson Lakes Home Pricing and Options

Pacesetter offers a good amount of structural flexibility here. That includes optional bath configurations, nook changes, and other layout adjustments depending on the plan. On top of that, buyers get to go through the design center to select finishes and personalize the home beyond the standard package.

The Brennan II starts at 3,836 square feet. At the time of pricing discussed here, the base price was:

  • $715,000 on a 60 foot lot
  • $747,000 on a 70 or 72 foot lot

At the other end of the range, the smallest plan in the community is the San Martino at 2,775 square feet. That one includes three bedrooms, two and a half baths, a game room, a study, and a two car garage. Base pricing was:

  • $589,000 on a 60 foot lot
  • $621,000 on a 70 or 72 foot lot

There were 11 different floor plan options available in Nelson Lakes, which gives this community a wider range than many neighborhoods where every third house feels identical.

  • 5 bed, 4.5 bath, about 3,800 square feet in the Larue plan with a 3-car garage at $759,000
  • 4 bed, 4.5 bath, about 3,900 square feet with a game room and media room at $758,000

The headline incentive was the real attention grabber. Pacesetter was offering up to $55,000 in flex cash on select homes.

That kind of incentive can be meaningful because it may be used across multiple buckets depending on the deal structure.
