Intro & Insane Home Deals Teaser

Imagine getting a home like this, or this, or even this, all in a phenomenal school district with a low tax rate and at an unbelievable price. Sounds too good to be true? Well, it’s not. These exact homes, and more, are available right now in Sonoma Verde. The builder has inventory sitting on the ground, and they need to move homes fast, which means incredible deals for buyers like you.

Sonoma Verde is one of my favorite neighborhoods in the DFW area, and I’m excited to take you on a tour of four of the best Highland Homes currently on the market. These homes range from nearly 3,500 square feet to cozy, efficient designs under 2,500 square feet, each offering something unique depending on your needs and lifestyle.

Let’s dive right in and explore what makes this neighborhood and these homes such a hot commodity in today’s real estate market.

House #1: Regis Plan

We started with what the sales team calls the "big boy"—the showstopper. This is a two-story Regis plan that immediately impresses with a curved staircase and soaring high ceilings. Instead of the usual walkthrough order, we flipped a coin and decided to explore the upstairs first, and I’m glad we did because the space upstairs is truly something special.

Upstairs Tour: Bedrooms and Entertainment Space

The upstairs features four bedrooms, though the design offers flexibility to accommodate more kids or family members if needed. One bedroom doesn’t have an attached bathroom but has easy access to a nearby full bath. The highlight, however, is the game room, a versatile space perfect for hanging out, entertaining, or even converting into additional bedrooms if needed.

The game room overlooks the living room downstairs, which means it might get a little noisy, but it’s a fun, open space that adds valuable living area beyond just bedrooms. The closets here are spacious, though I did notice a lack of shelving in some, which felt a bit odd—some built-in shelves would be a welcome upgrade.

Another standout feature upstairs is a secondary full living room area tucked away from the main living space, along with a bedroom that includes its own private bathroom—this is often a favorite for kids or guests. Having a private bath upstairs adds a level of independence and privacy that can be a game-changer for families.

Overall, the second floor offers plenty of options for entertainment, privacy, and family living, making it ideal for those who want ample space without feeling cramped.

Downstairs: Study, Kitchen, and Living Areas

Heading back downstairs, the home continues to impress with an inviting study right off the entryway, tall 8-foot doors, and a thoughtful layout that balances openness with cozy spaces. There’s a bedroom downstairs with its own bathroom, which is perfect for guests or multi-generational living.

The kitchen is loaded with cabinet space, including a large pantry and a secondary “Costco pantry” for bulk storage—a real bonus. The living room features a fireplace bricked all the way to the ceiling, bringing warmth and character to the space. Plenty of natural light floods the room, making it bright and welcoming.

There’s also a media room downstairs, providing a dedicated entertainment space separate from the upstairs game room. And yes, the garage is a spacious three-car tandem, perfect for multiple vehicles and storage.

Primary Suite and Backyard

The primary bedroom is generously sized with a bay window that overlooks the greenbelt behind the house—no back neighbors, which means privacy and tranquil views. The bathroom includes a luxurious tub (though personally, I’d prefer a larger tub without the fancy surround for comfort), a good-sized shower, and two spacious closets.

Best of all, the backyard opens up to greenbelt space that won’t be developed, meaning you get a private, natural buffer behind your home.

Pricing and Value

Now, here’s the kicker: this house is listed under $650,000—specifically $649,000—which is actually less than the base price to build this plan on a 70-foot lot in Sonoma Verde. This tells you how motivated the builder is to sell right now. Plus, with current interest rate promotions and incentives, the final purchase price could be even lower when working with a knowledgeable agent.

To recap, this Regis plan offers:

  • 4 bedrooms, 4.5 bathrooms
  • Almost 3,500 square feet
  • Three-car garage
  • Backs to greenbelt with no back neighbors
  • Listed under $650,000 with potential for further incentives

House #2: Matisse Plan

Moving on, the second home we toured is located in the 60-foot lot section of Sonoma Verde, just down the street from the brand-new neighborhood dog park—perfect for pet owners. This home is part of Highland’s newer catalog of floor plans and is one of my favorites due to its efficient layout and stylish design.

Layout and Features of House #2

This one-story Matisse plan offers approximately 2,200 square feet of living space, with four bedrooms and three bathrooms. The front of the home includes a dedicated study with a beautiful door, perfect for a home office or quiet retreat.

The two front bedrooms mirror each other and share a bathroom with a shower-only setup, which I highly recommend over tubs for functionality. The garage is a two-car setup, and the home is freshly painted throughout.

The Living Space: Vaulted Ceilings and Kitchen Upgrades

One of the standout features of this home is the dramatic vaulted ceiling in the living room, which adds volume and light. The kitchen cabinets extend all the way to the ceiling, giving it a sleek, modern look with plenty of storage. The extended patio outside overlooks mature trees, providing a peaceful view without the hassle of maintenance.

Primary Bedroom and Pricing

The primary suite is spacious, with a well-appointed bathroom and a large closet. While I did spot a hornet’s nest outside, that’s an easy fix compared to the overall quality of the home.

This Matisse plan is listed under $500,000—specifically at $489,000—and realistically, there’s room to negotiate even lower or to receive closing cost assistance. Highland Homes is also offering incredible interest rate promotions right now, including:

  • 3.99% fixed for year 1
  • 4.99% fixed for FHA and VA buyers
  • 4.99% fixed for VA buyers specifically
  • 5.99% fixed thereafter

If you qualify for a VA loan, this is a fantastic opportunity to buy new construction at a great price with flexible financing options.

House #3: Rodin Plan

Before we jump into the third home, it’s important to note that prices have been dropping across the board in Sonoma Verde. Just as we finished touring House #2, the sales rep informed me that prices were reduced on all the homes, making this an even hotter market for buyers.

House #3 is the "big brother" to House #2, a two-story Rodin plan with about 2,700 square feet. This home offers a bit more space while maintaining the charm and quality of Highland Homes’ newer designs.

Downstairs features include a bedroom with its own full bathroom, a study, mudroom, powder bath, and plenty of closet space. The kitchen is similar to House #2 but moves the pantry upstairs for better flow. You’ll also find a two-car garage and even a refrigerator included, which can sweeten the deal when negotiating.

The backyard is spacious and perfect for outdoor activities or future expansions like a deck or pool. Upstairs includes a game room, media room, and three more bedrooms, including a Jack and Jill bath between two of them. There’s also attic access with potential for storage or decking.

Pricing and Location Perks

This home is listed around $530,000 but has also seen recent price reductions, with potential to negotiate down to about $519,000 or lower with closing cost help. Sonoma Verde’s location is unbeatable, minutes from Costco and easy access to I-30, making commutes and errands a breeze.

House #4: Chesterfield Plan

Last but certainly not least, the fourth home we toured is a classic Highland one-story Chesterfield plan. From the street, it looks like a two-story home thanks to its high-pitched roof, but inside, it offers the convenience and spaciousness of single-floor living.

Interior Features and Layout

Right off the entryway, you’ll find a large study and two front bedrooms with mirror-image layouts, both with their own closets and access to a shared bathroom. The home has about 2,900 square feet, including a third bedroom with its own nook and private bathroom, making it ideal for kids or guests.

The home features a two-car garage, a powder bath, laundry room, and a large entertainment space that can be used as a second living room or media room. Despite being a single story, the home offers plenty of space and natural light.

The Showstopper Backyard and Kitchen

One of the biggest selling points of this home is the massive backyard, which comes with a 70-foot lot. You have enough space for a pool if you want one, although the community pool is just around the corner. The kitchen boasts extensive wraparound countertops and a large island, with a dedicated dining area to complete the setup.

Primary Suite and Pricing

The primary bedroom is spacious and includes a master bath with dual sinks, a standalone tub, a large shower, and a walk-in closet. This plan combines luxury and practicality in one convenient, single-story layout.

Pricing for this home was initially listed around $575,000 but has since dropped to under $550,000, making it an exceptional value for the size and location. As with the other homes, working with an experienced agent can help you secure even better pricing and incentives.
