These recommendations come from years of experience selling 50 to 75 new construction homes annually in the DFW market and working closely with buyers through design appointments and structural meetings. Whether you’re buying from a builder’s inventory or building from the ground up, these tips will help you make informed decisions that align with your lifestyle and budget.

Let’s dive into the essential structural upgrades that can transform your new home into a place you’ll love for years to come.

Why Structural Upgrades Matter More Than You Think

When building a new home, it’s easy to get caught up in the design details—the paint colors, countertops, lighting fixtures, and flooring choices. While those are important, the structural upgrades you select are the foundation of your home’s functionality and long-term value. These are the elements that are difficult, costly, or sometimes impossible to change later.

Structural upgrades impact everything from your daily living experience to resale potential. Getting these right means avoiding disappointment and costly renovations down the line.

 

Top Must-Have Structural Upgrades for Your New DFW Home

1. Add a Third Car Garage

If your lot size allows it—typically a 55- or 60-foot wide lot or larger—I strongly recommend adding a third car garage. This upgrade provides invaluable extra storage space and flexibility for your family’s needs now and into the future.

When we built our home four years ago, I was hesitant to add a third car garage due to cost considerations. However, now I wouldn’t buy another house without at least three garage bays. Honestly, I’d love to have more if the budget and lot size permitted.

Keep in mind, a third car bay isn’t cheap. Depending on the builder and how the garage is constructed, it can range from $12,000 to $20,000. But the utility it adds is well worth the investment.

The challenge with garages today is that they haven’t scaled with the size of vehicles many people drive—especially in Texas, where full-size pickups are common. Many garages barely fit these trucks, leaving no room for storage or easy maneuvering. So, if there’s an option to make your garage deeper—22 to 24 feet deep—I highly recommend taking it.

Another option to consider is a three-car tandem garage, where two cars park side-by-side in front and a third parks behind. Some builders, like Highland and Perry, offer plans with a standard three-car tandem that don’t sacrifice other rooms. However, be cautious if the third bay takes away bedrooms or media rooms. If it does, weigh the pros and cons carefully.

2. Upgrade to 8-Foot Doors Throughout the Home

Standard interior doors are usually about 6 feet 8 inches tall, which can look awkward in homes with high ceilings—especially one-story homes with 10, 12, or even 13-foot ceilings. Upgrading to 8-foot doors throughout the home adds an elegant, upscale feel that you’ll notice every time you walk through your house.

For two-story homes, the option typically applies to all doors on the first floor. Some builders may allow 8-foot doors upstairs if there’s enough headroom, but that’s less common.

The upgrade to 8-foot doors isn’t usually very expensive but makes a big difference in how open and luxurious your home feels. Don’t forget to do the same for your exterior entry door—it’s the first impression guests get when they walk in, and a taller door adds curb appeal and sophistication.

Additionally, consider upgrading interior doors to solid core doors if available. Many builders use hollow core doors as standard, which don’t provide much sound insulation. Solid core doors help reduce noise between rooms, which is a big plus if you have kids, a playroom, or want privacy for your master suite.

3. Replace Tubs with Stand-Up Showers in Secondary Bathrooms

Many secondary bathrooms come standard with a tub-shower combo, but I recommend considering the removal of tubs in favor of stand-up showers. This upgrade opens up design possibilities and creates a cleaner, more modern look.

There are typically two levels of shower upgrades:

  • Level 1: Acrylic shower pan, which is the more affordable option.
  • Level 2: A more expensive option where the foundation is cut to create a shower pan that sits flush with the floor, allowing for custom tile designs.

I would definitely choose the higher-level upgrade for the primary bathroom to maximize design options. For secondary baths, even the acrylic option is a nice upgrade and makes cleaning easier than tubs.

Of course, if you have young children who bathe frequently, you might feel differently about tubs. If that’s the case, keep them. But if you don’t have kids yet or prefer a sleek look, showers are the way to go. You can always buy a portable tub for small children if needed.

4. Invest in Patio Upgrades for Usable Outdoor Space

Outdoor living is a huge part of Texas lifestyle, so upgrading your patio to a larger, covered space is a smart investment. Builders often offer extended patios that add only a few feet, which might not feel like a big upgrade. Instead, look for options that dramatically increase patio size—20x20 feet or larger—and include a cover.

This upgrade enhances your quality of life and adds resale value. Spending time outside is more enjoyable when you have a spacious, shaded patio that can accommodate seating, grills, or outdoor kitchens.

If a large patio upgrade isn’t in your budget or not available in your plan, consider adding additional concrete flatwork as a structural upgrade. Builders usually price concrete flatwork competitively—typically $10 to $13 per square foot—and it’s much easier and less disruptive to have this poured during construction than after you move in.

Another benefit of upgrading patio concrete with your builder is that irrigation and sprinklers are installed around that area during construction, so you avoid costly sprinkler relocation later.

5. Add Powder Baths and Ensuite Bathrooms Where Possible

Bathrooms are a big deal in home design and resale. If your plan allows, add a powder bath—a half bathroom with just a toilet and sink—for guests. This keeps visitors out of bedrooms and adds convenience when entertaining.

Also, try to get bedrooms with their own ensuite bathrooms rather than shared hallway baths or Jack and Jill bathrooms. Private bathrooms for bedrooms add comfort and privacy for family members and guests alike, and they increase your home’s appeal when it’s time to sell.

6. Add Bonus Rooms Like Media Rooms, Game Rooms, and Secondary Living Spaces

Extra living spaces such as media rooms, game rooms, or bonus rooms provide valuable flexibility. Builders sometimes offer plans where you can add a one-and-a-half story with a game room and half bath, which adds significant square footage.

Choosing the right elevation is crucial because it affects curb appeal and neighborhood harmony. It’s also a structural upgrade that can add $2,500 to $15,000 or more to your home’s cost, depending on the materials and design features like stone, brick, or metal roof accents.

Make sure to pick an elevation that fits your taste and complements your neighborhood’s style. For example, going ultra-contemporary in a neighborhood full of traditional homes might hurt resale.

8. Upgrade to Black Exterior Windows

Black window frames are extremely popular right now and can dramatically enhance your home’s look, especially with white or light-colored brick exteriors. They add a modern, striking contrast that makes your home pop.

However, black windows are more expensive than standard frames across all builders. The exact reason window companies charge more isn’t clear, but it’s a consistent trend.

Note that usually only the exterior frames are black; interiors remain a neutral color like tan or white. Some builders may offer black frames inside and out, but that’s less common.

9. Upgrade Your Kitchen Appliances

The kitchen is often the heart of the home, and appliance upgrades can make a big difference in functionality and style. Standard plans might include a slide-in oven-range combo, but upgrading to separate built-in ovens and a cooktop with built-in microwave options looks more elegant and functions better.

These upgrades also boost resale value, making your home stand out in the market.

Budgeting for Structural Upgrades

Structural upgrades typically add about 12% to 17% on top of your home’s base price. For example, if your base price is $475,000, expect to spend roughly an additional $80,000 on upgrades before considering any design incentives.

This might seem like a lot, but investing wisely in structural upgrades upfront will save you money and hassle later. Prioritize upgrades that enhance your lifestyle and add long-term value.

Structural Upgrades to Avoid

Now, let’s cover some popular upgrades that I recommend avoiding because they often don’t provide enough value or functionality to justify the cost.

1. Pot Fillers Over the Kitchen Cooktop

Pot fillers are trendy and look cool, but they add an extra plumbing fixture that can leak or cause problems. Most people rarely use them, and they cost thousands of dollars. Instead, carry pots to the sink as usual and spend your money on upgrades that matter more.

2. Large Multi-Panel Sliding Doors

Massive three- or four-panel sliding doors are popular in model homes but may not be practical for everyday living, especially in hot climates like North Texas. They’re expensive—often $10,000 to $20,000—and you might not open them often due to heat and bugs.

They also reduce wall space for furniture and window treatments. If you want to invest in a sliding door, consider if your patio is large and covered enough to justify it. Otherwise, prioritize a larger patio over sliding doors.

3. Built-In Tech Niches or Workspaces

Many two-story homes feature built-in desks or tech niches for kids’ homework upstairs. While these sound great, most families find that kids prefer doing homework in the kitchen or other areas. These built-ins often go unused and take up valuable space better used for other purposes.

Instead, buy affordable desks or workstations from retailers like IKEA and save your builder upgrade budget for more impactful features.

4. Fireplaces

Fireplaces are beautiful but expensive and take up valuable floor space. They don’t provide significant heating benefits in most modern homes. On resale, buyers either love fireplaces or don’t care much.

Consider alternative options like electric fireplaces or stylish console tables that create ambiance without the cost and space requirements of a built-in fireplace.

5. Freestanding Tubs in Master Bathrooms

Freestanding tubs look great in models and on Instagram, but practicality matters. They can be harder to clean around, may not accommodate larger individuals comfortably, and often don’t provide the bathing space you want.

When building our home, we opted for a large built-in tub that fits comfortably and is easier to maintain. Unless you’re going for a massive freestanding tub, I recommend avoiding this upgrade.

  • Add Gas Lines to Your Patio: If your neighborhood has gas, add gas lines to your patio for grills or fire pits. This is much easier to do during construction.
  • Add Gas Line for Generator Hookup: If you plan to wire your home for a generator, add a gas line to the generator location. This is a common oversight that can be costly to fix later.
