  • Dallas-side focus — not the Fort Worth side of the metroplex.
  • Population 50,000+ — to ensure established infrastructure and amenities.
  • Average sales price under $500,000 — most of these sit comfortably below that mark.
  • Consideration of commute access to downtown Dallas and other major employment centers.

Garland TX: Affordable Northeast Dallas Suburb

Garland is one of the long-standing suburbs northeast of Dallas with strong highway access—Highway 30, I-635, and the George Bush Turnpike make it easy to reach large parts of the metroplex.

Population: roughly 242,000. Homes here are a mix of older, established neighborhoods and pockets of newer construction—especially closer to the George Bush Turnpike and the Hawaiian Falls area.

Average sale price for four-bedroom homes moved through 2022 from about $455k in midyear down to roughly $355k by year-end. That makes Garland a practical option if you want more house for your money while staying close to Dallas.

Population: about 147,000. Much of the older housing stock surrounds central Mesquite; newer subdivisions are mostly on the southern edges toward I-20 and US 80.

Average sales prices in 2022 for larger homes were often in the low-to-mid $300,000s (examples: April ~ $361k; late-year averages around $323–$330k). Expect concentration of retail and grocery near the major highways rather than scattered throughout new growth areas.

Heads up: Mesquite’s highway access is great, but traffic can be heavy during peak periods—factor that into commute planning.

Richardson TX: With Strong Job-Hub Access

Richardson sits centrally with easy access to downtown Dallas, Plano, and other North Dallas job hubs. It’s a mature community with a lot of character and cultural pockets that emerged during the 1980s and 1990s.

Population: roughly 115,000. Neighborhoods vary from renovated mid-century homes to updated properties and some newer infill. Richardson delivers strong convenience and a central location that helps reduce overall drive time to many parts of the metroplex.

Pricing can be variable: at one point averages ran higher (around $569k), but by the end of 2022 the average for larger homes was closer to $490k—bringing it back into the affordable bracket for many buyers.

Grand Prairie TX: Value City Between Dallas and Fort Worth With Amenities

Population: nearly 200,000. The city has invested in entertainment and retail—think indoor water parks, an IKEA, parks, Lone Star Park (horse racing), a minor league baseball team, and easy access to Six Flags nearby.

Average sale prices for larger homes were around $460k in September and moved toward the low $420k range by year-end, making Grand Prairie attractive for buyers who want easy commuting options to both Dallas and Fort Worth jobs.

Improved connectivity via the George Bush Turnpike has boosted Grand Prairie’s desirability and made access to the north-side loop faster.

Wylie TX: Fast-Growing Dallas Suburb

Wylie is the pick most likely to appreciate quickly. It’s growing fast and becoming pricier, but still presents one of the better value propositions for families who want newer neighborhoods and top-tier schools.

Population: about 59,000. Highways and the George Bush Turnpike provide good connections, and the surrounding corridor (Wylie, Sachse, Murphy, St. Paul, Lucas) is exploding with development.

Average sale price drifted up near the $500k mark during the year but leveled out just under that point by year-end. If you want in on growth before prices climb further, Wylie is worth serious consideration.
