Intro: Affordable Cities Near Dallas TX

If you need more space without breaking the bank, there are excellent options for affordable cities near Dallas TX. Below you’ll find five Dallas-area suburbs that balance price, infrastructure, and commute access. I used three simple filters: locations on the Dallas side of the metroplex, population of at least 50,000, and an average sales price generally under $500,000.

Criteria: How We Chose Dallas-Side Suburbs Under $500K

The selection criteria used here:

  • Dallas-side focus — not the Fort Worth side of the metroplex.
  • Population 50,000+ — to ensure established infrastructure and amenities.
  • Average sales price under $500,000 — most of these sit comfortably below that mark.
  • Consideration of commute access to downtown Dallas and other major employment centers.

Garland TX: Affordable Northeast Dallas Suburb

Garland is one of the long-standing suburbs northeast of Dallas with strong highway access—Highway 30, I-635, and the George Bush Turnpike make it easy to reach large parts of the metroplex.

Population: roughly 242,000. Homes here are a mix of older, established neighborhoods and pockets of newer construction—especially closer to the George Bush Turnpike and the Hawaiian Falls area.

Average sale price for four-bedroom homes moved through 2022 from about $455k in midyear down to roughly $355k by year-end. That makes Garland a practical option if you want more house for your money while staying close to Dallas.

Education note: Garland ISD operates open enrollment within the district—students living in Garland have choice options across campuses, within district rules.

Mesquite TX: Budget-Friendly Dallas Suburb

Mesquite is affordable and familiar—my hometown pick. The city benefits from extensive highway access: I-635, I-30, US 80, and I-20 make commuting possible in many directions.

Population: about 147,000. Much of the older housing stock surrounds central Mesquite; newer subdivisions are mostly on the southern edges toward I-20 and US 80.

Average sales prices in 2022 for larger homes were often in the low-to-mid $300,000s (examples: April ~ $361k; late-year averages around $323–$330k). Expect concentration of retail and grocery near the major highways rather than scattered throughout new growth areas.

Heads up: Mesquite’s highway access is great, but traffic can be heavy during peak periods—factor that into commute planning.

Richardson TX: With Strong Job-Hub Access

Richardson sits centrally with easy access to downtown Dallas, Plano, and other North Dallas job hubs. It’s a mature community with a lot of character and cultural pockets that emerged during the 1980s and 1990s.

Population: roughly 115,000. Neighborhoods vary from renovated mid-century homes to updated properties and some newer infill. Richardson delivers strong convenience and a central location that helps reduce overall drive time to many parts of the metroplex.

Pricing can be variable: at one point averages ran higher (around $569k), but by the end of 2022 the average for larger homes was closer to $490k—bringing it back into the affordable bracket for many buyers.

Grand Prairie TX: Value City Between Dallas and Fort Worth With Amenities

Grand Prairie stretches across multiple counties and sits almost like the bridge between Dallas and Fort Worth. It’s one of the more undervalued cities considering its amenities and location.

Population: nearly 200,000. The city has invested in entertainment and retail—think indoor water parks, an IKEA, parks, Lone Star Park (horse racing), a minor league baseball team, and easy access to Six Flags nearby.

Average sale prices for larger homes were around $460k in September and moved toward the low $420k range by year-end, making Grand Prairie attractive for buyers who want easy commuting options to both Dallas and Fort Worth jobs.

Improved connectivity via the George Bush Turnpike has boosted Grand Prairie’s desirability and made access to the north-side loop faster.

Wylie TX: Fast-Growing Dallas Suburb

Wylie is the pick most likely to appreciate quickly. It’s growing fast and becoming pricier, but still presents one of the better value propositions for families who want newer neighborhoods and top-tier schools.

Population: about 59,000. Highways and the George Bush Turnpike provide good connections, and the surrounding corridor (Wylie, Sachse, Murphy, St. Paul, Lucas) is exploding with development.

Average sale price drifted up near the $500k mark during the year but leveled out just under that point by year-end. If you want in on growth before prices climb further, Wylie is worth serious consideration.

Outro: Best Affordable Suburbs Near Dallas TX

Any of these five communities—Garland, Mesquite, Richardson, Grand Prairie, and Wylie—can be the right fit depending on what you prioritize: commute, schools, lot size, or new construction. All offer more house for the money compared with Dallas city limits, and each has unique advantages.

If your main goal is finding affordable cities near Dallas TX that still provide strong infrastructure and reasonable commutes, start your search here and narrow down by the specific neighborhoods and school zones that matter most to you.

FAQs About Affordable Cities Near Dallas TX

Which of these cities has the best highway access to downtown Dallas?

Garland, Mesquite, and Richardson all have strong highway connections to downtown Dallas. Grand Prairie offers easy access toward Fort Worth as well. Choose based on where you need to commute most often.

Are these cities good for families with children?

Yes. All five are populated enough to provide parks, shopping, and school options. Wylie and Richardson are often highlighted for school quality. Garland ISD also has open enrollment options within the district.

Which city has the most potential for home value appreciation?

Wylie shows some of the fastest growth and will likely continue to appreciate as new subdivisions and amenities arrive. Grand Prairie’s redevelopment and improved turnpike access also point to upside potential.

Is commuting a major drawback in any of these locations?

Traffic can be heavy around highway corridors, especially during peak hours. Mesquite and some Garland routes can experience congestion. Factor commute time into any decision and test the drive during rush hour if possible.

Are average sales prices still under $500,000?

For the most part yes—Garland, Mesquite, Grand Prairie, and many parts of Richardson remained under or around that mark at the end of 2022. Wylie has been creeping up toward the $500k point in some segments.

Final Tips: How to Choose the Right Dallas-Fort Worth Suburb

Start with your must-haves—schools, commute, and lot size—and then prioritize cities that match two of the three. Visit neighborhoods at different times of day, check local school boundaries, and pay attention to where new construction is clustering. Those development patterns will shape long-term value.

Use the list above as a map to explore affordable cities near Dallas TX. Each offers practical living options close to job centers without the higher price tag of central Dallas. Ready to talk about your move? Call Zak at 469-707-9077   or book a call online.
